SECTION 01 11 00

SUMMARY OF WORK

PART 1 GENERAL

1.01 SCOPE: The work of this Contract is to completely remodel the interior of the Hayfork Residence 1004. The work shall include removing all drywall, flooring and insulation down to the wall, ceiling and floor framing. Replacement of the exterior siding, windows, doors or roofing is not anticipated except where specifically mentioned elsewhere herein such as repair of the roof after removal of wood stove chimney. The work shall also include but not be limited to removal of the wood burning stove and chimney; installing insulation; all new electrical, plumbing, phone, cable and other lines; replacing the existing HVAC system;

installing new drywall, flooring, bathroom fixtures, cabinets, kitchen sink with disposal, lights, fans, painting, interior doors, and all other items/materials needed; providing all labor and materials; and doing everything needed for a professional and complete interior remodel and “move in” finish.

1.02 BACKGROUND: The building was originally built in 1959 and copies of the original plans are attached for general information of the existing building only.

Within the past year the exterior siding, windows and doors were replaced. The building was recently flooded by broken water pipes located in the ceiling while the tenant was away over the holidays. As part of the cleanup and drying out of the building, some of the flooring, walls, ceiling, insulation and other items may have been removed.

1.03 GOVERNMENT FURNISHED: Water, power and other utilities are available at the site. The Contractor shall provide restroom facilities for the workers necessary to complete the work unless previously approved by the Contracting Officer.

1.04 WORK COORDINATION: The Contractor shall coordinate the work and scheduling with the Contracting Officer.

1.05 LOCATION: The Hayfork Compound (40˚ 32' 57" N, 123˚ 9' 48" W) is located at 240 Forest Avenue off of Highway 3 in Hayfork, CA.

1.06 SITE VISIT: Bidders shall visit the site to determine dimensions, quantities of materials, equipment, labor, tools and incidentals needed and the full extent of the work. Site visits shall be by advance appointment only.

1.07 ASBESTOS: Last year the interior of the building was surveyed for asbestos by a Certified Asbestos Consultant (CAC) and the results of the samples are attached. The exterior was not sampled at that time because it was already known that we had asbestos containing transite siding. The transite siding was removed and replaced with new fiber cement siding at the same time the

windows were replaced. The asbestos containing flooring identified in the CAC asbestos survey has also since been removed by an approved asbestos removal company as part of the cleanup from the broken water lines. Due to removing the asbestos flooring and removing other flooring to help dry out the building, most of the existing flooring has been removed down to the subflooring. All asbestos material identified in the CAC report has now been removed.

1.08 LEAD BASED PAINT: The building was built in 1959 and tests were taken to determine the level of lead based paint. Lead paint tests results show that the percentage of lead is above the reporting limit but well below the Lead Paint Federal statute threshold of 0.5%. The lead paint test results are attached for additional information.

1.09 MEASUREMENT AND PAYMENT: Measurement for the base contract will be by the completed job and payment will be on a Lump Sum (LS) Unit Basis for each pay item AS SHOWN ON THE SCHEDULE OF ITEMS. Such payment will be considered full compensation for providing all materials, equipment, tools, disposal, labor and incidentals necessary to complete the work.

PART 2 PRODUCTS

2.01. MATERIALS: As specified elsewhere herein.

PART 3 EXECUTION

3.01. AS SHOWN ON THE DRAWINGS and specified elsewhere herein.

3.02. CLEAN-UP: Prior to final acceptance the site shall be thoroughly cleaned of all materials and debris which may have resulted from the work and such materials and debris shall be removed from Government property and disposed of in accordance with all state and local regulations.

3.03. SAFETY: The contractor has sole responsibility for the safety of the workers and all other person who may be affected by the work.

RESIDENCE INTERIOR REMODEL DIVISION 1 011100-2

SECTION 01 11 05

GENERAL WORK

1.01 SCOPE: This section is to provide general information on the work to be done under the contract. Additional more specific information is provided as SHOWN on the DRAWINGS and in the specifications following this one.

1.02 DEMOLITION: See Specification 02 41 19 and as specified elsewhere herein.

1.03 PLUMBING: See Specification 22 10 00 and as specified elsewhere herein.

A. WATER LINES: Replace all water lines in the building starting from the building shut off valve. Verify building shutoff, replace if not working or leaking.

B. SEWER LINES: Replace all drainage and vent lines in building to cleanout outside of building foot print. Install new cleanout if not present.

1.04 WIRING: See Specification 260500 for additional information.

A. ELECTRICAL: Replace existing building electrical service panel with a new 200 amp service panel. Verify that 200 amp service panel is adequate for new equipment and reasonable appliance upgrades. Remove all building electrical circuits and replace with new electrical system meeting current code requirements while also meeting current standards of practice and as a minimum the desired electrical outlets and lighting AS SHOWN ON THE

NEW FLOOR PLAN DRAWING.

B. COAXIAL: Remove all existing wire. Install new coaxial cable from satellite

TV box to all bedrooms and living room.

C. TELEPHONE: Remove all existing wire. Install new telephone lines from phone company box to all bedrooms, kitchen and living room.

D. DOOR BELL: Replace existing door bell and associated wire with new hardwired doorbell.

E. SMOKE AND CARBON MONOXIDE DETECTORS: Install as required by code.

1.05 GAS LINES: It is intended that the existing propane heater be removed and replaced with a new heat pump. As such, propane will no longer be required at this residence. Verify that gas is turned off and remove all gas lines at residence.

Exterior supply line from tank to building that is buried 12” or more below grade may be abandoned in place a long as all above ground pipes are removed at 12” below ground. The propane tank shall remain in place until the gas company is able to remove it.

1.06 MECHANICAL:

A. DEMOLITION: Remove existing fans, duct work, floor and ceiling registers, HVAC units, thermostats and all other mechanical associated equipment.

B. HVAC: The HVAC system is to be replaced with a heat pump system with heat strips to be located in the attic area. Install new ducting in attic with new registers.

C. EXISTING WHOLE HOUSE FAN: The whole house fan is not planned to be replaced. Frame in old fan area unless it is needed as attic access for new HVAC system.

D. BATHROOM EXHAUST FAN: Install new bathroom exhaust fan/light combination kit meeting the requirements of the code and standards of practice. Vent through the attic to outside building envelope (above roof or to the exterior of exterior wall).

E. KITCHEN EXHAUST FAN: Install new kitchen exhaust fan/light above stove meeting the requirements of the code and standards of practice. Vent through the attic to outside building envelope (above roof or to the exterior of exterior wall).

1.07 INSULATION: Use batt insulation called out below between framing members.

Where framing members are too close to allow for batt insulation, provide expanding foam insulation as approved by Contracting Officer to seal gaps.

1.08 INTERIOR WALL FRAMING:

A. DEMOLITION: The existing broom closet, HVAC closet and adjacent flue for the “trash burner space” as shown on the original plans shall be removed along with the flue and HVAC unit. See DEMOLITION PLAN AS SHOWN ON THE DRAWINGS. Also to be removed are the walls separating the kitchen from the laundry and dining rooms.

B. NEW FRAMING: Install a new 2x4 framed wall separating the kitchen from the laundry room and a new 2x4 framed in broom closet. See NEW FLOOR PLAN AS SHOWN ON THE DRAWINGS. Add additional framing member at opening between living room and dining room as needed to install trim at opening.

C. TRIM: Install interior wood / wood composite trim at all doors. Install wood / wood composite base boards throughout the house including closets and at cabinets.

D. ATTIC ACCESS: Ensure that attic access is provided in a location that allows access to attic and to service and maintain new HVAC unit in attic.

1.09 DRY WALL: See SPECIFICATION 092000.

1.10 INTERIOR DOORS: Replace all interior doors with new frames and doors.

Exterior doors were recently replaced and are not intended to be replaced.

1.11 FLOORING: Install new carpet and pad in bedrooms; new wood laminate in living room and hall; and new linoleum in dining, kitchen, laundry and bath rooms. See FLOORING PLAN DRAWING, Specifications 096500 and elsewhere herein.

1.12 KITCHEN: Provide cabinets, backsplash, sink, faucet, garbage disposal and hookups to stove and refrigerator. Include water line at refrigerator. See NEW

FLOOR PLAN DRAWING.

1.13 LAUNDRY: Provide cabinets, water heater, sink, faucet and hookups for washer and dryer. At washer, provide a common hot and cold water service with drain line. See NEW FLOOR PLAN DRAWING and original drawings for location of sink, water heater, and laundry machines.

1.14 BATHROOM: Remove all remaining existing fixtures. Install new tub/shower unit, sink with cabinet, toilet, medicine cabinet with mirror, towel holders, toilet paper holder and all other items for a complete bathroom.

1.15 LIGHTING:

A. Bedrooms: Install new ceiling fans with lights with separate switches for the fan and light.

B. Living Room: Install new ceiling fans with lights with separate switches for the

D. Bathroom: Provide a wall mounted light above the sink mirror area with separate switch near the sink for additional light. Provide separate switch for the exhaust fan and overhead light near the door.

E. Kitchen: Install under cabinet lighting, ceiling can lighting and over stove

exhaust fan/light AS SHOWN ON THE NEW FLOOR PLAN DRAWING. The ceiling can light over the countertop peninsula shall be on a separate switch as the ceiling can light centered over the sink. Also install energy efficient florescent room lighting with a two way switch. One switch to be located at the entrance to the kitchen from the laundry room and one switch at the entrance to the dining area from living area.

1.16 WOOD STOVE: Existing wood stove is to be removed and disposed of including wood stove chimney.

1.17 ROOFING: All items penetrating the roof that are no longer needed, shall be removed and the hole in the roof shall be repaired including but not limited to roof sheathing, moisture barrier and roofing. Roof repairs shall match existing roofing and shall be water tight. The unused brick chimney is not intended to be removed or modified at this time.

1.18 SIDING: Repairs to siding is expected to be minor, however where existing items penetrate the siding and are removed such as possible gas lines, the siding is to be repaired and painted to match existing siding.

1.19 UNUSED BRICK FIREPLACE/CHIMNEY: It is not intended that the masonry brick fireplace/chimney be removed at this time. The fireplace opening was previously sealed. The work of this contract does include verifying that the fireplace vents from the inside of the building have been sealed and grouted. It also includes ensuring that the top of the chimney is sealed against the elements.

1.20 PAINTING: See Specification 09 90 00.

1.21 WINDOW BLINDS: See Specification 09 90 00

1.22 MEASUREMENT AND PAYMENT: No separate measurement or payment will be made for the work specified in this section. See Summary of Work Specification 01 11 00 for payment information.

2.01 MATERIALS: AS SHOWN ON THE DRAWINGS and as specified elsewhere herein.

A. BIOBASED: The website “biopreferred.gov” contains a list of biobased products that USDA requires to be used where they meet the requirements of the intended application. Where one or more products listed on this website meet the requirements of the material called out in the contract, the contractor shall submit the product to the Contracting Officer for approval. Where no product on the website meets the requirements of the contract, but the

contractor believes a product meets the intended use, the contractor shall contact the Contracting Officer for further guidance.

2.02 WIRING:

A. ELECTRICAL: All wires shall be copper wire with a minimum ratting of 20 amps. Aluminum wiring shall not be used. Within the building NM copper wire (Romex or equal) shall be used or shall be installed in code approved conduit.

2.03 MECHANICAL:

A. BASE HVAC: Provide a 3-Ton split heat pump with a minimum 14 SEER and an 8.5 HSPF. Also provide 10 KW backup/emergency heat strips. Ducts shall be new R-8 ducts. Provide manufactured attic rack with vibration isolators capable to support unit in attic. Thermostat to be 7-day programmable with setback feature.

B. OPTION HVAC UPGRADE: Upon award of the HVAC Option, provide 16 SEER and an 9 HSPF unit with a two stage compressor and a variable speed blower motor in lieu of 14 SEER/ 8.5 HSPF unit as described in Base HVAC description. All other items remain the same as base.

2.04 INSULATION: Batt insulation is to be EcoTouch by Owens Corning or equivalent product listed at biopreferred.gov with R-value specified below.

A. WALL: Provide maximum wall insulation available at all exterior walls. As a minimum use R15 batt insulation at 2x4 stud walls and R21 batt insulation at 2x6 studs.

B. FLOOR: Provide new R25 floor insulation between floor joists.

C. CEILING: Provide new R38 insulation in attic. Ensure that attic access locations are insulated while keeping access to the attic.

2.05 INTERIOR DOORS: All interior doors (hinged and sliding) are to be textured 6-panel composite doors approximately 1 3/8” thick. Room entry and closet doors with hinges shall be pre-hung doors by manufacturer. Sliding closet doors shall be blanks matching other doors with sliding rollers and rails. Door knobs at bedroom and bathrooms shall be standard residential interior lockable hardware.

All hardware finish shall match the existing exterior door hardware. Provide door stops at doors (including exterior doors) to prevent damage to drywall.

2.06 FLOORING: Provide submittals for each type of flooring for approval by

Contracting Officer.

A. Carpet: High quality residential carpet with a minimum 10 year warranty for carpet and pad with a wide range of color and texture options.

B. Wood Laminate: High quality wood laminate flooring with a minimum 15 year warranty with a wide range of finishes. Solid wood or solid bamboo flooring is not acceptable.

C. Linoleum: See Specification 096500.

2.07 KITCHEN:

A. Cabinets: Provide cabinets with hardwood finish. See Specification 123530 for additional information.

B. Range Hood: Hood shall be ducted, 30 inches wide, multiple speed, back-draft damper with light, 115 Volt, 60 Hz. AC Single phase. Submit finish options to be approved by Contracting Officer.

C. Kitchen Sink: Since no dishwasher is planned, kitchen sink is to be duel compartment with standard faucet and movable spray nozzle designed for primarily hand washing.

D. Garbage disposal shall be ¾ horsepower, 115 Volt, 60 Hz., AC single phase, with stainless steel grinding components.

E. Refrigerator Hookup: Hookup at refrigerator shall include water supply.

F. Water Supply: All supply hoses are to be FloodSafe Auto Shutoff Connectors or Equal.

2.08 LAUNDRY: Provide cabinets with hardwood finish. Provide submittals for approval of actual finish on cabinets. At washer location, provide a combined hookup including hot and cold water supply and washer drain. Install a deep utility sink with supply hoses to be FloodSafe Auto Shutoff Connectors or Equal.

Contract includes washer and dryer hookups, but actual washer and dryer appliances are not in contract.

2.09 BATHROOM: All fixtures are to be Water Wise fixtures or water efficient as approved by the Contracting Officer. All supply hoses are to be FloodSafe Auto Shutoff Connectors or Equal. Shower/tub unit is to be a prefabricated unit with a maximum of three horizontal pieces. Unit is to have built shelves.

2.10 LIGHTING: All fixtures to be Energy Star.

A. Ceiling Fans with Lights: Fan and light fixtures are to be Energy Star with 52 inch diameter, 5-blades, multiple speed, reversible operation, 115 Volt, 60 Hz, RESIDENCE INTERIOR REMODEL DIVISION 1 011105-6

AC single phase and metallic finish as approved by contracting officer.

2.11 ROOFING: Sheathing/decking shall match existing thickness and moisture barrier shall match existing vapor barrier. Match existing roofing and color as much as possible.

2.12 SIDING: Match existing siding.

3.01 AS SHOWN ON THE DRAWINGS and specified elsewhere herein.

3.02 PLUMBING: All new hot and cold water lines are to be insulated and run under the floor. Provide a hydrant to help drain water lines if the building needs to be winterized due to being vacant in the winter months. Hydrant with back flow preventer is to be in building water shutoff box with additional ball valve in “T” isolating hydrant from main line when not in use. Hydrant is to be 3” to 6” above top of building shutoff valve. Provide and install new shut off box with extension to ensure sufficient space for building shutoff, hydrant shutoff and drain hydrant with back flow preventer. Compact bottom of valve box and provide drain rock to keep dirt away from the valves.

3.03 MECHANICAL:

A. HVAC: Install interior unit in attic on a manufactured rack hung off of trusses near the peak of the roof. Provide vibration isolators installed underneath the unit. Install new complete duct system with supply runs into each room except laundry and two into living room (8 total supply runs). The return duct is to be located in the hallway with a minimum of 15 feet in length to minimize noise. The return filter grill to be 20x30x1. Balance and duct blast test duct system to ensure less than 6% air leakage

3.04 INSULATION: Use batt insulation in floor, walls and attic. Seal all holes, cracks and other voids where batt insulation is not practical with expanding foam insulation. Ensure foam insulation is made for application to ensure that it expands sufficiently to fill voids while not damaging window/door frames and other materials.

3.05 INTERIOR DOORS: Install in accordance with manufacture’s recommendations.

Frame in area above sliding closet doors to use same door heights as other interior doors. Trim at top of sliding doors shall be used to help hide the rail and roller brackets for the doors without interfering with removal of doors as needed for maintenance.

3.06 FLOORING: Inspect sub-floor for soft spots and dryrot. Repair soft spots and

dryrot with new subfloor decking that is supported by a minimum of three floor joist to ensure proper support. Install ½” T&G plywood screwed and glued.

Install new carpet and pad in bedrooms; new wood laminate in living room and hall; and new linoleum in dining, kitchen, laundry and bathroom in accordance with manufacturers’ recommendations and as specified elsewhere herein.

3.07 LIGHTING: At ceiling fan locations install support backing and electrical box intended for use with ceiling fans to ensure that the ceiling fan and future possible upgrades are supported properly.

3.08 ROOFING: Patch all holes and other voids that are present due to removing unneeded chimneys, vents and other roof penetrations. Install additional framing sections as needed to ensure the patched section of sheathing/decking does not create a “soft spot”. Install sheathing/decking the same thickness of the existing.

Install new moisture barrier lapped with existing to ensure protection to sheathing/decking. Install new roofing in an area greater than the original void to ensure that the new roofing is blended in and breaks in roofing are offset from the adjacent layers.

3.09 SIDING: Patch all holes and other voids that are present due to removing items no longer needed.

3.10 CLEAN-UP: Prior to final acceptance the site shall be thoroughly cleaned of all materials and debris which may have resulted from the work and such materials and debris shall be removed from Government property and disposed of in accordance with all state and local regulations.

3.11 SAFETY: The contractor has sole responsibility for the safety of the workers and all other person who may be affected by the work.

SECTION 01 22 00

METHOD OF MEASUREMENT

1.01 SCOPE: This section defines the terms associated with the method of measurement for determining final payment under the terms of the contract.

1.02 MEASUREMENT AND PAYMENT: No separate measurement or payment will be made for the work specified in this section.

PART 2 PRODUCTS

PART 3 EXECUTION

3.01 The following method of measurement for determining final payment is designated on the Schedule of Items for each pay item:

A. Lump Sum Quantity (LS):

1. These quantities denote one complete unit of work as required by or described in the contract, including necessary materials, equipment, and labor to complete the job. They will not be measured.

SHOP DRAWINGS AND SUBMITTALS

PART 1 - GENERAL

1.01 SCOPE:

A. Perform all work necessary and required for the construction of the project as indicated. Such work includes but is not limited to the following:

1. Shop Drawings

2. Samples

3. Catalog Data

1.02 SUBMITTALS

A. Submittals shall include all pertinent data required to understand the quality of components, dimensional relationships, integration with other materials, assembly techniques, structural aspects, color, finish, texture, and other such characteristics as may be necessary to fully describe the item and its intended use.

PART 2 - PRODUCTS

Not Applicable

PART 3 - EXECUTION

3.01 SUBMITTALS AND SHOP DRAWINGS

A. Submittals and shop drawings shall be submitted in a timely fashion to allow 14 days for review by the Government. "No work shall begin until shops drawings and submittals are approved". Submittals shall include a hardcopy set with all information necessary to verify the item meets the requirements of the contract without the need of the internet.

B. Resubmittals: When a resubmittal is required, contractor will be notified. The contractor shall then resubmit the updated or new information in accordance with the submittal process above.

C. Approval: Once approved, contractor shall be notified by email, work order or returning stamped submittals. Variation from the approved submittal shall be

likewise submitted and approved before being carried out.

3.02 SAMPLES

A. Original Submittal: Two samples of each item for which samples are required, unless otherwise specified, shall be furnished for approval.

Approval shall be obtained prior to delivery of the material to the project site.

These samples shall be representative of the actual material proposed for use in the project and of sufficient size to demonstrate design, color, texture and finish as they will appear in the completed installation.

B. Resubmittals: All rejected samples will be returned upon request and any or all resubmittals required shall consist of two new samples.

C. Approval: Upon approval, contractor shall be notified by email or work order.

Upon requests one sample noted as approved will be returned and the remainder will be retained by the Contracting Officer until completion of the work. When requested, all approved samples will be returned for installation providing identity is maintained in an approved manner until final acceptance of the project.

3.03 CATALOG DATA

A. Submittals: Two copies of catalog data are required for the original submittal and each resubmittal. Catalog data shall be submitted along with shop drawings.

B. Data: Each submittal shall have all pertinent data contained therein that is applicable to the item submitted for approval.

3.04 IDENTIFICATION

A. Catalog Data: Each separate catalog brochure or page submitted shall have the identification shown. Catalog of brochures submitted containing multiple items for approval need have only cover identification. In such cases the identification shall include page and catalog item numbers.

B. Where manufacturer’s brochures or catalog data includes item options, the submittal shall clearly indicate which options are being proposed.

SECTION 01 41 00

REGULATORY REQUIREMENTS

1.01 SCOPE

A. This section describes the codes and standards which apply to the work in this contract. Additional codes and standard may be cited in sections to which they apply

A. The following codes and standards shall apply to the work in this contract:

SECTION 01 74 00

PROJECT CLEAN UP

1.01 DESCRIPTION

A. This section covers the disposal of excess material from clearing and grubbing, excavation, building construction, cleaning or any other operation in which waste is generated.

1.02 MEASUREMENT AND PAYMENT

A. No separate payment shall be made for work specified in this section.

Compensation for this work will be considered included in the payment for the completed project.

3.01 WORKMANSHIP

A. The Contractor shall provide refuse containers and proper disposal at weekly intervals for solid wastes generated by Contractor’s employees.

B. All debris and unused material shall be removed from the site. All debris shall be disposed of off National Forest land in accordance with local regulations. Site shall be restored to as near its original condition as possible.

C. Concrete trucks shall not be washed out in the project area. Burning of material is not allowed.

D. At substantial completion the building shall be swept clean of all debris and dust. Windows and roof shall be cleaned of all dust and marks.

SECTION 02 41 19

SELECTIVE DEMOLITION

1.01 SCOPE: The work of this Section is to provide interior demolition to allow for the remodel of the residence as specified elsewhere herein. The work shall include but not be limited to demolishing existing fixtures, flooring, drywall, plumbing, wiring, gas lines, including previously removed materials still located in the building and disposing of the resulting debris and the like off Government property in accordance with all applicable State, County and Local regulations. The refrigerator and kitchen range are to be protected and reinstalled at the new hookup locations.

1.02 MEASUREMENT AND PAYMENT: No separate measurement or payment will be made for the work of this Section. Such work will be considered incidental to the installation of the new restroom buildings.

PART 3 EXECUTION:

3.01 DEMOLITION: Demolish and remove all needed building materials and the like taking care to protect the existing structure, refrigerator and stove.

3.02 SAFETY: The contractor has sole responsibility for the safety of the workers and all other person who may be affected by the work.

SECTION 09 20 00

GYPSUM BOARD

1.01 SCOPE: The work of this Section includes but is not limited to gypsum drywall application, taping, joint treatment and texturing.

1.02 STANDARDS: The work of this Section shall be done in accordance with the IBC and all applicable Gypum Association specifications and standards particularly GA-216 “Application and Finishing of Gypsum Panel Products” and GA-600 “Fire Resistance Design Manual”.

1.03 MEASUREMENT AND PAYMENT: No separate measurement or payment will be made for the work specified in this Section.

2.01 MANUFACTURERS: Subject to compliance with requirements, manufacturers offering products that may be incorporated in the Work, include the following or approved equal:

A. Gypsum Boards and Related Products:

a. Georgia-Pacific Corp.

b. Gold Bond Building Products Div., National Gypsum Co.

c. United States Gypsum Co.

2.02 GYPSUM BOARD: Provide gypsum board of types indicated in maximum lengths available to minimize end-to-end joints.

A. Gypsum Wallboard: ASTM C 36, and as follows:

1. Type: Regular, unless otherwise indicated.

2. Type: Type X for fire-resistance-rated assemblies.

3. Edges: Tapered.

4. Thickness: 5/8", unless otherwise indicated.

2.03 CORNER AND EDGE TRIM ACCESSORIES: Provide corner beads, edge trim and control joints which comply with ASTM C 1047 and requirements indicated below:

A. Material: Formed metal, plastic or metal combined with paper, with metal complying with the following requirement:

2.04 GYPSUM BOARD JOINT TREATMENT MATERIALS: Provide materials complying with ASTM C 475, ASTM C 840, and recommendations of manufacturer of both gypsum board and joint treatment materials for the application indicated.

A. Joint Tape: Paper reinforcing tape, unless otherwise indicated.

B. Setting-Type Joint Compounds: Factory-prepackaged, job-mixed, chemical-hardening powder products formulated for uses indicated.

1. Where setting-type joint compounds are indicated for use as taping and topping compounds, use formulation for each which develops greatest bond strength and crack resistance and is compatible with other joint compounds applied over it.

2. For prefilling gypsum board joints, use formulation recommended by gypsum board manufacturer for this purpose.

3. For filling joints and treating fasteners of water-resistant gypsum backing board behind base for ceramic tile, use formulation recommended by gypsum board manufacturer for this purpose.

C. Drying-Type Joint Compounds: Factory-prepackaged vinyl-based products complying with the following requirements for formulation and intended use.

1. Ready-Mix Formulation: Factory-premixed product.

2. Taping compound formulated for embedding tape and for first coat over fasteners and flanges of corner beads and edge trim.

3. Topping compound formulated for fill (second) and finish (third) coats.

4. All-purpose compound formulated for use as both taping and topping compound.

2.05 MISCELLANEOUS MATERIALS: Provide auxiliary materials for gypsum drywall construction that comply with referenced standards and the recommendations of the manufacturer of the gypsum board.

A. Gypsum Board Fasteners: All fasteners shall be type “W” screws with minimum length of 1 1/4 inches long for all interior walls and ceilings.

2.06 GLASS MESH MORTAR UNIT FINISHING MATERIALS: Tape and joint compounds as recommended by glass mesh mortar unit manufacturer.

3.01 EXAMINATION: Examine substrates to which drywall construction attaches or abuts, preset hollow metal frames, cast-in-anchors, and structural framing, with Installer present, for compliance with requirements for installation tolerances and other conditions affecting performance of drywall construction. Do not proceed with installation until unsatisfactory conditions have been corrected.

3.02 APPLICATION AND FINISHING OF GYPSUM BOARD:

A. Gypsum Board Application and Finishing Standard: Install and finish gypsum board to comply with ASTM C 840.

B. Locate exposed end-butt joints as far from center of walls and ceilings as possible, and stagger not less than 24 inches in alternate courses of board.

C. Install wall/partition boards in manner that minimizes the number of end-butt joints or avoids them entirely where possible.

D. Install exposed gypsum board with face side out. Do not install imperfect, damaged or damp boards. Butt boards together for a light contact at edges and ends with not more than 1/16 inch open space between boards. Do not force into place.

E. Located either edge or end joints over supports, except in horizontal applications or where intermediate supports or gypsum board back-blocking is provided behind end joints. Position boards so that like edges abut, tapered edges against tapered edges and mill-cut or field-cut ends against mill-cut or field-cut ends. Do not place tapered edges against cut edges or ends.

Stagger vertical joints over different studs on opposite sides of partitions.

F. Attach gypsum board to supplementary framing and blocking provided for additional support at openings and cutouts.

G. Isolate perimeter of non-load-bearing drywall partitions at structural abutments. Provide 1/4" to 1/2" space and trim edge with "U" bead edge trim.

Seal joints with acoustical sealant.

H. Floating Construction: Where feasible, including where recommended by manufacturer, install gypsum board over wood framing, with "floating" internal corner construction.

I. Space fasteners in gypsum boards in accordance with referenced gypsum board application and finishing standard and manufacturer's recommendations.

3.03 METHODS OF GYPSUM BOARD APPLICATION:

A. Single-Layer Application: Install gypsum wallboard as follows.

1. On ceilings apply gypsum board prior to wall/partition board application to the greatest extents possible.

2. On partitions/walls apply gypsum board vertically (parallel to framing), unless otherwise indicated, and provide sheet lengths that will minimize end joints.

3. Tile Base: Where drywall is base for thin-set ceramic tile and similar rigid applied wall finishes, install gypsum backing board.

a. In "dry" areas install gypsum backing board or wallboard with tapered edges taped and finished to produce a flat surface.

b. At showers and similar "wet areas" install glass mesh mortar units and treat joints to comply with manufacturer's recommendations for type of application indicated.

B. Single-Layer Fastening Methods: Fasten gypsum boards to wood supports with type “W” screws. The maximum spacing for screws on the ceilings and walls shall be 8 inches on all the edges and 12 inches in the field.

C. Double-layer Application: Install gypsum backing board for base layer and gypsum wallboard for face layer.

3.04 INSTALLATION OF DRYWALL TRIM ACCESSORIES: Where feasible, use the same fasteners to anchor trim accessory flanges as required to fasten gypsum board to the supports. Otherwise, fasten flanges to comply with manufacturer's recommendations.

A. Install corner beads at external corners.

B. Install metal edge trim whenever edge of gypsum board would otherwise be exposed or semi-exposed, and except where plastic trim is indicated. Provide type with face flange to receive joint compound except where "U-bead" (semi-finishing type) is indicated.

1. Install "LC" bead where drywall construction is tightly abutted to other construction and back flange can be attached to framing or supporting substrate.

2. Install "L" bead where edge trim can only be installed after gypsum board is installed.

3. Install U-type trim where edge is exposed, revealed, gasketed, or sealant-filled (including expansion joints).

3.05 FINISHING OF DRYWALL: Apply joint treatment at gypsum board joints (both

directions), flanges of corner bead, edge trim, and control joints; penetrations;

fastener heads, surface defects and elsewhere as required to prepare work for decoration.

A. Prefill open joints and rounded or beveled edges, if any, using setting-type joint compound.

B. Apply joint tape at joints between gypsum boards, except where trim accessories are indicated.

C. Finish interior gypsum wallboard by applying the following joint compounds in

3 coats (not including prefill of openings in base), and sand between coats and after last coat:

1. Embedding and First Coat: Ready-mix drying-type all-purpose or taping compound.

2. Fill (Second) Coat: Ready-mix drying-type all-purpose or topping compound.

3. Finish (Third) Coat: Ready-mix drying-type all-purpose or topping compound.

4. Final wall finish will comply as indicated on the drawings. The finish texturing should be of a spray knock down type and approved by the forest service representative prior to application. Optional: Texturing samples can be submitted.

D. Base for Acoustical Tile: Where gypsum board is indicated as a base for adhesively applied acoustical tile, install tape and 2-coat compound treatment without sanding.

E. Water-Resistant Backing Board Base for Ceramic Tile: Finish joints between water-resistant backing board with tape and setting-type joint compound to comply with gypsum board manufacturer's recommendations and installation standards referenced in Division-9 Section "Tile."

3.06 PROTECTION: Provide final protection and maintain conditions, which ensure gypsum drywall construction being without damage or deterioration at time of Substantial Completion.

SECTION 09 65 00

RESILIENT FLOORING

1.01 SCOPE

A. Extent of resilient flooring and accessories is shown on drawings and in schedules.

1.02 QUALITY ASSURANCE

A. Manufacturer: Provide each type of resilient flooring and accessories as produced by a single manufacturer, including recommended primers, adhesives, sealants, and leveling compounds.

B. Fire Test Performance: Provide resilient flooring which complies with the following fire test performance criteria as determined by an independent testing laboratory acceptable to authorities having jurisdiction.

1. Critical Radiant Flux (CRF): Not less than the following rating per ASTM E 648.

a. 0.45 watts per sq. cm.

2. Flame Spread: Not more than 75 per ASTM E 84.

3. Smoke Developed: Not more than 450 per ASTM E 84.

4. Smoke Density: Not more than 450 per NFPA 258.

1.03 SUBMITTALS

A. Product Data: Submit manufacturer's technical data for each type of resilient flooring and accessory.

B. Samples for Initial Selection Purposes: Submit manufacturer's standard color charts in form of actual sections of resilient flooring, including accessories, showing full range of colors and patterns available, for each type of resilient flooring required.

C. Samples for Verification Purposes: Submit samples of each type, color, and pattern of resilient flooring required, showing full-range of color and pattern variations.

D. Certification for Fire Test Performance: Submit certification from an independent testing laboratory acceptable to authorities having jurisdiction that resilient flooring complies with fire test performance requirements.

E. Maintenance Instructions: Submit 2 copies of manufacturer's recommended maintenance practices for each type of resilient flooring and accessory required.

1.04 PROJECT CONDITIONS

A. Maintain minimum temperature of 65˚F in spaces to receive resilient flooring for at least 48 hours prior to installation, during installation, and for not less than 48 hours after installation. Store resilient flooring materials in spaces where they will be installed for at least 48 hours before beginning installation. Subsequently, maintain minimum temperature of 55˚F in areas where work is completed.

B. Install resilient flooring and accessories after other finishing operations, including painting, have been completed. Do not install resilient flooring over concrete slabs until the latter have been cured and are sufficiently dry to achieve bond with adhesive as determined by resilient flooring manufacturer's recommended bond and moisture test.

2.01 ACCEPTABLE MANUFACTURERS

A. Available Manufacturers: Subject to compliance with requirements, manufacturers offering products which may be incorporated in the work include, but are not limited to, the following:

1. Manufacturers of Vinyl Sheet Flooring:

a. Armstrong World Industries.

b. Azrock Floor Products, Div. Azrock Industries, Inc.

c. Tarkett, Inc.

2.02 RESILIENT FLOORING COLORS AND PATTERNS

A. Provide color and patterns as indicated, or if not otherwise indicated, as selected by Contracting Officer from manufacturer's standards.

2.03 VINYL SHEET FLOORING:

A. Commercial grade, 0.080” gauge, 15-year limited warranty.

B. Inlaid color vinyl flooring with no-wax ware surface.

C. Subfloor overlay – STURD-I-FLOOR or approved equal.

3.01 INSPECTION:

A. Require Installer to inspect subfloor surfaces to determine that they are satisfactory. A satisfactory subfloor surface is defined as one that is smooth and free from cracks, holes, ridges, coatings preventing adhesive bond, and other defects impairing performance or appearance.

B. Perform bond and moisture tests on concrete subfloors to determine if surfaces are sufficiently cured and dry as well as to ascertain presence of curing compounds.

C. Do not allow resilient flooring work to proceed until subfloor surfaces are satisfactory.

3.02 PREPARATION

A. Prepare subfloor surfaces as follows:

1. Overlay all original diagonal subfloor surfaces with new ½ inch T&G plywood screwed and glued to diagonal subflooring. Before placing T&G plywood scrape, broom clean or vacuum the subfloor to remove all dirt, debris and lumps. Ensure final floor level meets the exterior doors threshold and do not interfere with the existing exterior doors.

2. Overlay T&G plywood subfloor surfaces to receive vinyl sheet flooring with

¼ inch structure board. Before placing structure board scrape, broom clean or vacuum the subfloor to remove all dirt, debris and lumps. Structure board shall be installed perpendicular to the subflooring and all joints shall be staggered. Screw and glue structure board securely in place to provide a uniform smooth surface for the vinyl sheet flooring.

3. Use leveling and patching compounds as recommended by resilient flooring manufacturer for filling small cracks, holes and depressions in structure board.

4. Remove coatings from structure board surfaces that would prevent adhesive bond, including taping compounds, paint, etc., incompatible with resilient flooring adhesives.

B. Broom clean or vacuum surfaces to be covered, and inspect subfloor.

C. Apply concrete slab primer, if recommended by flooring manufacturer, prior to

application of adhesive. Apply in compliance with manufacturer's directions.

3.03 INSTALLATION, GENERAL

A. Install resilient flooring using method indicated in strict compliance with manufacturer's printed instructions. Extend resilient flooring into toe spaces, door reveals, and into closets and similar openings.

B. Scribe, cut, and fit resilient flooring to permanent fixtures, built-in furniture and cabinets, pipes, outlets and permanent columns, walls and partitions.

C. Maintain reference markers, holes, or openings that are in place or plainly marked for future cutting by repeating on finish flooring as marked on subfloor. Use chalk or other non-permanent marking device.

D. Install resilient flooring on covers for telephone and electrical ducts, and similar items occurring within finished floor areas. Maintain overall continuity of color and pattern with pieces of flooring installed on these covers. Tightly cement edges to perimeter of floor around covers and to covers.

E. Tightly cement resilient flooring to subbase without open cracks, voids, raising and puckering at joints, telegraphing of adhesive spreader marks, or other surface imperfections. Hand roll resilient flooring at perimeter of each covered area to assure adhesion.

3.04 CLEANING AND PROTECTION

A. Perform following operations immediately upon completion of resilient flooring:

1. Sweep or vacuum floor thoroughly.

2. Do not wash floor until time period recommended by resilient flooring manufacturer has elapsed to allow resilient flooring to become well-sealed in adhesive.

3. Damp-mop floor being careful to remove black marks and excessive soil.

4. Remove any excess adhesive or other surface blemishes, using appropriate cleaner recommended by resilient flooring manufacturers.

B. Protect flooring against damage during construction period to comply with resilient flooring manufacturer's directions.

1. Apply protective floor polish to resilient flooring surfaces free from soil, excess adhesive or surface blemishes. Use commercial available metal cross-linked acrylic product acceptable to resilient flooring manufacturer.

2. Protect resilient flooring against damage from rolling loads for initial period following installation by covering with plywood or hardboard. Use dollies to move stationary equipment or furnishings across floors.

3. Cover resilient flooring with undyed, untreated building paper until inspection for substantial completion.

C. Clean resilient flooring not more than 4 days prior to date scheduled for inspections intended to establish date of substantial completion in each area of project. Clean resilient flooring by method recommended by resilient flooring manufacturer.

SECTION 09 90 00

PAINTING

1.01 SCOPE: The work of this Section consists of furnishing and applying paint to all interior surfaces and trim to the Hayfork Residence #1004. The work also includes touchup painting to exterior locations where siding, fascia or other items are repaired as part of removing unneeded items such as gas line penetrations, switching out electrical panel and others. The work shall include but not be limited to preparing the surfaces to be painted, applying paint and clean-up.

1.02 SURFACES NOT TO BE PAINTED: All items and equipment with factory finish such as roofing, window glass, tile, partitions, fixtures and the like.

1.03 ENVIRONMENTAL CONDITIONS: Surfaces shall be painted only when they are free from moisture. No painting on exterior surfaces shall be done less than 72 hours of actual drying weather after a rain or during periods of dew or fog.

Receiving surfaces shall be properly dried out before proceeding with the work.

No painting shall be done when temperature is below 50 degrees Fahrenheit, except when approved by the Contracting Officer.

1.04 QUALITY ASSURANCE: Paint coordination:

A. Provide paint coats which are compatible with the materials to be painted.

B. Upon request, furnish information on the characteristics of the specific finish materials to assure that compatible coats are used.

1.05 SUBMITTALS: The Contractor shall submit the following product data:

A. Manufacturer's specifications and other data needed to prove compliance with the specified requirements. MSDS Sheets.

B. Color samples of all items to be painted.

1.06 MEASUREMENT AND PAYMENT: No separate measurement or payment will be made for the work specified in this section. See Schedule of Items and Specification 011100 Summary of Work for measurement and payment.

2.01 PAINT MATERIALS: Paint products and the like shall be LEED Certified, VOC compliant and shall be as follows or approved equal:

A. Exterior Fiber Cement Material Primer: Fiber cement material shall be primed by the manufacturer at the factory. Field cuts shall be primed with 100% acrylic latex paint and shall be designed for application on fiber cement siding/trim.

B. Exterior Fiber Cement Material & Wood Finish: Finish shall be minimum 2 coats of Benjamin Moore Aura WB Exterior, Semi-Gloss (632) or equal.

Finish equal shall be 100% acrylic exterior satin latex, mildew resistant, have VOC of 50 g/L or less and be intended to be used on fiber cement siding in a full range of colors.
