Title Search and Closing Services - Florida

1) According to Attachment 4, which references the term “easement values”; are we sure that these estimates are the estimates for the values for the proposed easements and not the proposed property values for the entire parcel? As you know, the easement values will determine the state mandate title premium rates and we would like to make sure that these values are clearly reflected. Yes, the easement values are correct as posted on Fedbizzops and are not for the entire parcel.

2) According to the property referenced as “Bernard A. Eagan”, there is a map (and 2 Warranty Deeds) of large parcels in Okeechobee County and St. Lucie County; are to assume that there are 2 separate parcels that will we will record respective easements? If so, we will need to issue 2 separate policies and 2 separate title commitments and record them in the respective Counties. The Bernard A. Eagan property splits two counties but the enrolled parcel is in Okeechobee county and the access is through St. Lucie County. The access will have to be insured by the title company.
