1.0 PROJECT DESCRIPTION / SUMMARY:

The primary work of this project includes delivery, set up, and later removal of two (2) temporary office and visitor services structure within Dinosaur National Monument (DINO), Utah, at the

Quarry Visitor Center (QVC) parking lot. The units will have specific program needs and defined available space for placement as shown in the site plan. The location for the temporary facilities is west of the QVC, Utah. The project site is easily accessed from Highway 149. (Approximate

Latitude 40°26'18.21"N; Longitude: 109°18'30.20"W). (See Figure 1).

2.0 OBJECTIVES:

The purpose of this project is to provide, install and set up two accessible modular unit to serve as temporary office and visitor contact station / sales space housing the functions of the QVC operation. The first modular unit will provide space for (5) temporary workspaces/offices (550

SF) for staff displaced from the QVC HVAC rehabilitation project. The second modular unit will provide space for a visitor contact area, sales, and remit office (450 SF). The temporary facility will be used to support park operations the HVAC system is rehabilitated for approximately 4-6 months.

3.0 UNIT REQUIREMENTS:

a) Units shall meet Americans with Disabilities Act (ADA) standards with respect to ramps provided.

b) The amount of available ground space for the modular trailer units and ramps is limited to a length of 160’ and width of 22’ located in the parking stall space along the north side of the QVC parking lot. Placement of ramp(s) shall fit space requirements noted in site plans and shall be slip-resistant.

c) Unit(s) shall be anchored to meet weight capacity and calculated wind load requirements.

d) Project location is at approximately 4800 ft elevation and subject to seasonal changes.

The building shall meet applicable code requirements including the calculated snow / wind loads for the area. Unit will be open and occupied during the entire QVC rehabilitation construction period.

e) Building insulation shall contain maximum available per specified unit including walls, ceiling, and floors with lower double-pane glass windows and insulated doors; as per the building code requirements existing at the time of equipment manufacture.

f) Facilities shall be operable for all-season use with electric heating and cooling.

g) Facilities shall meet or exceed National Electrical Code requirements (NEC). Smoke and carbon monoxide detectors shall be provided.

h) All exterior doors shall have locks keyed from outside, provide 8 key sets for each unit.

i) Exit doors shall swing outward and door hardware should be lever type. Exit signs shall be placed above exit door; powered signs not required.

j) Operable window coverings and security screens on all windows with adjustable ventilation.

k) All season, low maintenance flooring such as linoleum, tile, or commercial low pile carpet.

l) Ceiling light fixture(s) with wall switch(s).

m) ADA compliant exterior door leading directly to ADA landing and ramp with handrails on both sides of ramp at one exit door per building.

n) All RJ45 ports with cat6 cables shall run to single location for placement of data switch

(by others). This location shall provide electrical outlets and floor space for IT cabinet or rack to contain additional IT equipment. This area shall have clear easy access from the interior of the unit with conduit through wall for fiber optic service line, and electrical connection to switch.

o) Electrical shall be sized for a maximum 150 Amp system sub-panel. (See site plans for connection locations for electrical service). Each building shall have it’s own electrical panel box.

p) All exterior lighting shall be fully shielded, on motion sensors, and color/temperature shall be 3000K or less.

q) Temporary unit will be in a highly visible location to the public. Exterior to be in good or like-new condition.

4.0 INTERIOR SPACE PROGRAM REQUIREMENTS:

A. MODULAR UNIT #1: VISITOR CONTACT STATION AND REMIT OFFICE

1) Visitor Contact Station 450 SF minimum for Staff and Visitors including the following:

a. 350 SF for Visitors

i. Combined information and sales desk with storage built-in 10’L x 2’W (INHA will provide sales register) with electrical outlets, and network connections for a fee register

ii. Open area for INHA sales (INHA will provide sales fixtures and shelves).

iii. Workstation (1) with electrical outlets, phone, and network connection (NPS will provide phones and computers).

b. 100 SF for Remit Office

i. Separate office room must be lockable from the outside.

ii. Workstation (1) for two people with electrical outlets and network connections.

iii. Room for a small safe.

B. MODULAR UNIT #2: STAFF OFFICES

1) Office 550 SF minimum for Staff Only and includes the following:

a. 450 SF for Staff Workstations

i. Workspace(s) to support 5 staff with workstation desks, 4-5 feet long each (NPS to provide desk chairs).

ii. Electrical outlets and network connections for each workstation.

iii. A minimum of two phone connections (NPS will provide phones and computers).

b. 100 SF for Break Area

i. Open area with table and electrical outlets to plug in a small refrigerator and microwave.

5.0 DELIVERY AND REMOVAL:

a) Building fabrication or acquisition upon approval by NPS. NPS will need to inspect the building prior to delivery to confirm acceptance of condition.

b) Delivery, block, level and tie down unit

c) NPS will hire contractor to perform electrical connection.

d) Contractor to perform system test to include all cooling, heating, and electrical connections and rectify any deficiency found prior to delivery. Should an issue arise after delivery, a service technician will be dispatched to address the issue.

e) Install exterior ADA decks and ramps to meet standards. Staircase will be used at the second exterior door per building.

f) Dismantle and return on agreed upon date (TBD).

g) Vendor shall be liable for any damage to any other infrastructure within the on-site work area caused by Vendor’s negligence while work is being performed on the project.

6.0 PROPOSAL SUBMITTAL:

a) Vendor to include draft building floorplan(s) for both:

i. Modular Unit #1: Visitor Contact Station and Remit Office

ii. Modular Unit #2: Staff Offices

b) Vendor shall include a schedule with the proposal which includes delivery, and setup.

c) Price proposal shall be for 5 months with month-to-month option after the initial 5 months and include requirements for extensions or early termination.

d) Proposal shall identify in proposal any specific maintenance activities performed by vendor and schedule of maintenance items that will need to be performed by NPS

(beyond interior janitorial service).

7.0 GOVERNMENT FURNISHED EQUIPMENT / MATERIALS / OTHER:

a) All interior furniture, equipment and appliances as describe above to be provided by the vendor.

b) NPS will provide regular janitorial cleaning of unit.

c) NPS will change HVAC filters as prescribed by vendor (size, frequency, unit access).

8.0 SPECIAL CONDITIONS / REQUIREMENTS:

a) All vehicles, equipment and materials entering the park shall be cleaned prior to entry into the park to minimize potential introduction of non-native plants.

10.0 PERFORMANCE PERIOD / SCHEDULE REQUIREMENTS:

a) The trailer unit(s) must be delivered and set up during October 23rd – 24th, 2023. Tear-down and removal will occur after the construction at the Quarry Visitor is complete and re-opened. The tentative completion date for this work is March 3. Delivery date shall be approved by CO 2 weeks in advance of delivery.

b) Addition of options to extend period of performance on a month to month basis past

March 31. Total option months: 2

a) All vehicles, equipment and materials entering the park shall be cleaned prior to entry into the park to minimize potential introduction of non-native plants.
