Veterans Health Care Systems STATEMENT OF WORK

GENERAL INFORMATION

1. project number and Tittle: 549-15-500 Upgrade Dallas Building #2 Elevator

2. Scope of Work: Contractor shall deliver and furnish all necessary equipment and resources to upgrade and correct all functional deficiencies related to the elevator components and associated systems in Building 2 at the Dallas VAMC as outlined in the specs to include but not limited to

A. Control System/Cabinets B. Hoist way C. Machine Drives D. Passenger cars (interior design-lighting, flooring, walls) E. Landing Doors F. Non-ADA Compliant Phones G. Safety System H. Car Operating Panel I. Signaling Devices/voice J. Replacement of Replace of Automatic Transfer Switches.

3. Background The vertical transportation for the VA Medical Center, Building Two project, in Dallas, Texas; is provided by a total of eight (8) Mid-rise OTIS/KONE Gearless Traction Passenger elevators that serve 10 floors. (B – 9) There is also One (1) Hydraulic Passenger elevator that serves 2 floors (B & 1st) Our survey of the elevators found the existing systems to be comprised of quality components in good condition. Overall, the existing equipment in place is considered to be of good quality and well suited for mid-rise hospital/clinic buildings, by comparison to current industry standards.

The Six (6) Gearless traction Passenger elevators were originally installed by OTIS Elevator Company in 1956. The elevators were renovated in 1992 by KONE Elevator Company. The renovation included new controls, DC-SCR motor drives, wiring, door equipment and fixtures. The microprocessor logic type control system as installed on these units represents the best available product manufactured by KONE Elevator Company at the time of installation. The Gearless drive machines, guide rails, and pit equipment were retained and reused during the renovation.

The Two (2) Gearless traction Passenger elevators, Car Nos. 7 & 8, were added by OTIS Elevator Company in 1977 during a major expansion project. These were also modernized by KONE Elevator Company in 1992. Car Nos. 1 – 4, 7 & 8, operate as a Six (6) car group.

All of the elevators shall fully comply with the minimum standards as required by the Americans with Disabilities Act (ADA). KONE Elevator Company is the current maintenance provider.

4. Performance period of service:

a. The total estimated period of service is 336 days after notice to proceed.
