IRRIGATION DETAILS

TM TM / AS IR200

GENERAL IRRIGATION NOTES

1. This drawing is for diagrammatic purposes only. actual layout of sprinkler heads, valves, controller and other equipment shall be determined on site. All equipment shown in paved areas is for graphic design clarification purposes only. Equipment shall be located in landscaped areas whenever possible. Avoid any conflicts between the sprinkler system, planting and/or architectural features. Minor field adjustments shall be made at no additional cost to the owner.

2. Contractor is responsible for verifying location of all site utilities and making necessary adjustments to the irrigation system to accommodate the infrastructure.

3. Contractor shall verify location of property lines, right-of ways, and easements on the site. They shall confirm these locations with the owner, then obtain the necessary permits/approvals before installation commences.

4. Mainline shall be 1

" diameter Class 200 - SDR-21 Poly Vinyl Chloride (PVC) pipe. Lateral lines shall be Polyethylene pipe, sized as shown on plan. Minimum lateral size shall be 3/4".

5. All mainline fittings are to be solvent weld schedule 40 PVC.

6. Remote control valves shall be as noted in legend. All valves shall be installed in valve boxes with the lid mounted at ground level.

Valve boxes shall be 12"x 18" rectangular or 10" round types as manufactured by Armor of Sheboygan, WI. Valve boxes shall contain 1/2" pea gravel from bottom of box to the bottom of the pipe, minimum of 2" depth.

7. All pop-up irrigation heads shall be installed on funny pipe, or flexible cut-off risers, or as noted on plan and specifications. A clearance of 6" (minimum) shall maintained from the edge of any nearby paved area or buildings.

8. Contractor is responsible for installing a rain sensor in the vicinity of the controller; coordinate the mounting of the equipment with the owner.

9. All piping shall be installed: mainline at 18" below grade, lateral pipe 12"-16" below grade. Install all irrigation pipe at a depth of 36'' under paving sleeves twice the size of pipes or pipes being installed within. Install all equipment per local codes.

10. This irrigation system was designed on a minimum operating pressure of 60 psi and a maximum demand of 20 gpm (at the point of connection).

11. The contractor shall compact all slit-domes to it's original grade for all pipe installed with a vibratory plow.

12. The contractor is responsible for settling of all trenches and sprinkler heads for a period of one year.

13. The irrigation controller shall be Rain Bird ESP4-SMTEi with (1) ESP-SM3. The controller shall be mounted as per plan and specification, coordinate with owners representative. A 120V-AC electrical power service, with a switched outlet / junction box, to the controller's location shall be provided by the General Contractor. It shall be the responsibility of the irrigation contractor to make the final hook-up from the electrical outlet to the automatic controller. Electrical connections and installations shall be performed in accordance with local code requirements.

14. All wire shall be #14 gauge direct burial minimum, U.L. approved.

15. A 1" blow-out fitting located at the irrigation water supply point shall provide a point of injection of compressed air to purge the system of retained water in preparation for winter shut-down of the system.

16. All sleeves 4" and smaller shall be class 200 PVC. All sleeves shall be twice the nominal size of the pipe to be carried. Sleeves to carry wire only shall be 2". Depth to the top of the sleeve shall be 18" below sub-grade. Irrigation contractor shall place all sleeves as shown, unless directed otherwise.

17. All heads shall be 4" pop-ups unless noted otherwise. Sprinkler heads installed in lawn areas shall be installed so top of head is flush with adjacent sidewalk or curb. Sprinkler heads installed in open lawn areas to be installed flush with existing or proposed grade.

18. All sprinkler heads shall be set perpendicular to the finish grade of the area to be irrigated unless designated on the plan.

19. When working around existing trees - where it is necessary to excavate adjacent to exisitng trees, the contractor shall use all possible care to avoid injury to trees and tree roots. Excavation in areas where two (2) inch and larger roots occur shall be done by hand. All roots two (2) inch and larger in diameter except directly in the path of the pipe or conduit, shall be tunneled under and shall be heavily wrapped with burlap to prevent scarring or scarring or excessive drying. Where trenching machine is run close to trees having roots smaller than two (2) inches in diameter, the wall of the trench adjacent to the tree shall be be hand trimmed. making clean cuts through roots.Trenches adjacent to trees should be closed within twenty-four (24) hours,

20. Contractor shall warranty the system, in all parts and labor, for one (1) year from the date of acceptance.

21. Contractor shall provide an "as-built" drawing of the completed installation to the owner on reproducible vellum 24"x36".

22. Contractor shall conduct a training session with the owner demonstrating the operation of the system and controller.
