Otis controllers are known to be proprietary. To accept Otis controllers we would recommend the following.

Otis sign a non-proprietary statement as well as other elevator venders, provide all diagnostic inerface tools, etc., assure that part availablity are provided in the open market to any vender, fault codes/legens are provided, all sofetware and updates are available in the open market, training is provided, service/tech support is provided in open market.

5 RS

The existing governor ropes are not new, we have no docementation of the vintage of the elevator governors. When a major upgrade of this size is made we recommend that the governors and ropes be replace along with all the other equipment. Cost for governors and ropes are very minimumal. Recommewnd that the governors and ropes not be reused.

6 RS Are not aware of a rear opening

PE1 – Capacity Rate load is 5000 lbs. and all Front Opening only instead of 4000 lbs.

PE2 – Capacity Rate load is 4000 lbs. and all Front Opening only PE3 – Capacity Rate load is 4000 lbs. and all Front Opening only PE4 – Capacity Rate load is 4000 lbs. and all Front Opening only

Elevator Traction Elevators (14 21 00): Section 1.1 (page 14 21 00 -1) – Description – Please verify the following items:

Elevator Traction Elevators (14 21 00): Section 2.7 (page 14 21 00 -14) – Microprocessor Control System – Can “Otis” Elevator Equipment be added onto the current manufactures list in the specification as a Controller Vendor?

(Note: VA Hospital have Otis Elevator Equipment Controller running on campus installed in 2010 & 2011 and Otis was an approved Vender by the Department of Veterans Affairs Medical Center)

Elevator Traction Elevators (14 21 00): Section 2:21 & 2:22 (page 14 21 00 -21 & 22) – Traction Governor & Governor Ropes – The current Governor and Rope specification calls out to be replaced. The current units are running well and were installed around 15 years old. The current units have all the proper switch along with new ropes and the shelf life are good for another 20 to 25 years. Please confirm if the VA still requires them to be replaced.

Elevator Traction Elevators (14 21 00): Section 2.35.11 (page 14 21 00 -27) – Main Car Operating Panel – Please verify that PE1, PE2, PE3 & PE4 have no rear opening.

Do not see in spec where the entrance frames are to be wrapped with stainless.

Specification Section 010000-3, C, Guards, will unarmed guards be required at the project site at any time?

Do Liquidated Damages apply to this project? If so, what is the daily rate?

Are there details available on the exst switchboards, i.e. style? Type of breakers within? Etc…

Regarding the mail chute removal on Level 1, the wall panel replacement, can you please give the model # of that wall panel for a match? Might be more economical to just infill and paint.

Spec 14 21 00-34 2.46 Regarding the cabs (P1-P4). Are you requesting a steel shell?

A202 shows indirect light cove @ elevators on levels 4,5,7,8,9,10,and 11. Please provide manufacturer, catalog number, panel circuitry and control.

Please provide the information for the elevator transformers.

Please provide the manufacturer of the existing switchboards’ B’ and’ E’ and the catalog numbers for the breakers and mounting hardware.

Please confirm that the Wage Rate for an Elevator Mechanic is actually $47.48 with a fringe of $32.64 + a + b and not the Wage Rate listed on the wdol.gov website, which states that the Wage Rate for an Elevator Mechanic is $49.00 with a fringe of $33.705 + a + b.

Please clarify item H on page 2 of the Drawings- what do you mean when stating “provide sheet metal or fire-retardant wood blocking in wall cavities for items that are required to be secured to the walls.”

On page 2 of the Drawings it shows images for the car, please confirm if this is supposed to be installed as etched glass as part of a wall panel or is it to be a separate photo attached to the current panels. Is it possible to allocate an allowance to this?

Please confirm that bi weekly systematic examination of equipment on page 43 of the Elevator Specification 14 21 00 means twice a month. Is this for interim maintenance as well as warranty maintenance. How many visits need to be done each month?

Please confirm if this project is tax exempt.

Please confirm how much the cost of Liquidated damages is per day as mentioned on page 8 of document 36C24419B0003_1.

Please confirm if the General Contractor as well as the Subcontractors are able to utilize the existing facilities.

Please confirm that on page 2 of the Drawings, where it states about all lobby work being performed during afterhours (4:00 PM to 11:00 PM), is this to include the Elevator Contractor performing work on the fixtures and entrances at each lobby as well.

On page 33 of the Elevator Specification 14 21 00, paragraph D, it requests center opening horizontal sliding doors. Please confirm that we are replacing them with two speed side opening doors instead.

Please confirm that the existing cab structure is being retained and retrofitted with a new interior.

Please confirm if all cab and hoistway door equipment is being replaced.

Please confirm if the General Contractor is to supply all items under the Elevator Specification 14 21 00, Part 3.1 Preparation, page 37 and 38, items A-I.

Please provide contact information for existing incumbent Fire Alarm company.

Can you please provide a picture of each elevator pit if possible?

Please confirm if it is possible to retain the existing safeties and refurbish them.

Please confirm if it is possible to retain and reuse the existing counterweight buffers.

On page 2 of the Elevator Specification 14 21 00- request for emergency power operation, please verify existing cabling is in place from the ATS switches for the elevator controllers.
