CLC 3 Questions and Answers Amendment #2

1.Notes 18 and 19 on the Architectural Demolition drawings (AD-102 and AD-103) refer to Structural Drawings, which were not issued with the bid set of documents. Please provide these drawings.
•AE Response: Refer to attached structural drawings and specification section 051200.
2.Demolition General Note 09 on Architectural Demolition drawings AD-102 and AD-103 requires that the existing sprinkler systems remain operational throughout demolition and construction. Note 13 reiterates the same. However, General Note 3 on Fire Protection Demolition drawing FD-103 states that the “Existing system shall remain until work commences in respective zone.” Please clarify the intent, as the requirement to keep the systems active throughout all construction activities will carry a higher cost to the project.
•AE Response: Sprinkler system to be maintained intact, and 100% active throughout the project until specific sprinkler system modification is required. Contractor responsible for coordination with VA COR on any specific ILSM (Interim Life Safety Measure) or other VA policies during periods of sprinkler system outage.
3.Detail 10/A502 calls for “Thin brick veneer on thin set mortar and waterproofing membrane,” but this detail also has another callout for a waterproofing membrane. Is it the intent that one membrane be applied to the cementitious sheathing and a second membrane be applied to the gypsum board?
•AE Response: Waterproofing membranes to be applied at both locations
4.Please clarify the intent of the documents in relation to the removal of the existing ACM glue dots; specifically, in relation to the staining that would be left behind by traditional removal methods. Given that numerous follow-up trades will be installing mechanical fasteners into the concrete ceiling, and the staining will contain some trace amount of ACM, should these areas be bead or shot-blasted to removal all staining from the concrete?
•AE Response: The discoloration and staining that may remain on a concrete ceiling following a ceiling tile mastic asbestos abatement is not considered an asbestos concern. The non-asbestos oils within the mastic are what penetrates and impregnates the concrete subsurface and can result in discoloration and/or staining. Depending on the type of mastic, this staining can vary from heavy to nonexistent. All bulk mastic materials shall be completely removed utilizing non-friable and non-mechanical abatement procedures. Following the bulk removal, the underlying surfaces shall be thoroughly fine cleaned utilizing a low odor liquid mastic remover. The fine cleaning procedures will most likely require multiple applications of the mastic solvent prior to achieving a stain free concrete subsurface. If all ceiling tile mastic has been properly removed, with all associated ceiling surfaces aggressively fine cleaned to the satisfactory of a New York Project Monitor, it shall be concluded that any stained surfaces remaining within the work area pose no asbestos environmental concerns.

In the hardware spec, section 1.9, there is a reference to hardware sets: “symbols for hardware sets consist of letter (e.g., “HW”) followed by a number. Each number designates a set of hardware items applicable to a door type.” There are no hardware set numbers on A600, just abbreviations for the type of hardware for the door. Will there be any more details about actual hardware sets forthcoming?

• Answer - Refer to the door schedule for all door hardware requirements. No hardware sets are used in the spec or on the drawings as they are listed out on the door schedule.

When I was reviewing the above referenced project I noticed that the volume 1 spec book table of contents lists section 149133 Linen Chute, but there were no spec pages for this section. Should this section be deleted from the table of contents or are the pages missing from the book?

Answer – See attached spec section 149122 Linen Chute

1. On the reflected ceiling plans (A107-A109), the symbol for the Patient Lift System states “Patient Lift Track CFCI, Lift Motor & Accessories OFOI”. However, Note 4 on the same sheets states “Patient lifts to be furnished and installed by the contractor”. Can you please clarify this scope of work?

Response: Lift motors and accessories have already been purchased by the VA, therefore the contractor is only responsible for providing, installing, testing the lift track and supports. Contractor MUST use a manufacturer that is compatible with the lift motors and accessories that have already been purchased by the VA. Provide supports and mounting in accordance with manufacturers requirements. Contractor to provide stamped PE calculations for mounting and attachment to the existing structure.

2. The Table of Contents lists a Section 14 91 33 – Linen Chutes, but this section is not contained in the PDF bundles distributed for the bid. Can you please provide this section?

Response: See attached spec section.

1. Are the Ceiling Mounted Patient Lift Systems, Brand name only, or can we propose a different Lift Brand? as long as we comply with the requirements of Specification 11 73 00.

Response: Contractor MUST use a manufacturer that is compatible with the lift motors and accessories that have already been purchased by the VA.

2. There are confusing statements in some of the Architectural Drawings, are the Lifts and Accessories CFCI or OFOI?

Response: Lift motors and accessories have already been purchased by the VA, therefore the contractor is only responsible for providing, installing, testing the lift track and supports.

3. The Specification 05 12 00 Structural Steel Framing is missing, it shows as a requirement in Specification 11 73 00.

Response: Provide supports and mounting in accordance with manufacturers requirements. Contractor to provide stamped PE calculations for mounting and attachment to the existing structure.

4. Drawings AI-405 and AI-411, shows Headwalls Details, but the Specification for the Headwalls is missing, are the Headwall part of this project?

Response: All the headwalls are custom and do not require a premanufactured headwall product, therefore there is no need for a specification.

•Regarding the typical patient toilet rooms; on the finish floor plans the wall finish indicator (T-13/T-14) appears to point at one wall only, but the interior elevations appear to show wall tile at different locations. Where is wall tile required at the patient toilets? All walls? Please clarify wall tile locations.
•All walls are to receive tile in resident toilet rooms.
•Regarding the typical patient toilet rooms; What is the wall tile outside corner detail? Bullnose tile or Schluter metal edge? Please clarify detail.
•Bullnose tile as referenced on finish plans, legends, and schedules
•Regarding the Staff toilet rooms; What is the wall tile accent shown on 12/AI-403. What is the manufacture of the accents called out in finish plan notes 10 & 11, on AI-101. Please clarify accent.
•Manufacturer to match T-10 tile, however color TBD
•Regarding Spa toilet 376B; on the finish floor plans the wall finish indicator (T-2/T-3) appears to point at one wall only, but the interior elevations appear to show wall tile at different locations. Where is wall tile required at the spa toilet? All walls? Please clarify wall tile locations
•This is a mistake on the drawings. Wall tile to only be on the wall where the sink is located
