Roof replacement at 800 Beaver Valley Road Wilmington DE

Copper flashing is exposed in valleys. Is all flashing to be replaced/installed in copper? Flashing will be replaced where needed with like in-kind material.

The initial overall cost estimate should reflect what is requested in the SOW. The initial cost estimate should be limited to the specified chimneys. Any unforeseen work and material needs can be captured in a work order/change order for approval and payment distribution.

Capture in the estimate the potential of additional cost for time and materials. Potential additional cost should include the price per square foot, reflecting material type and labor installation cost; i.e., SHOULD ADDITIONAL MATERIALS BE NEEDED -

· Sheathing - $$ per square ft., installed.

· Flashing - $$ per square ft., installed.

· Soffit - $$ per square ft., installed.

Attic was not totally accessible and has multiple leaks not visible. How to proceed with underlayment and sub framing replacement? Underlayment and sub framing will be replaced as needed.

Flat roof is currently rubber is this to be included in price? Yes, the flat roof is subject to repair/replacement.

Is mortar analysis required for stone chimney copper flashing replacement repair mortar work? No, however, color should match existing. Use Type O M M.

Does the white chimney also need mortar analysis and lime wash for repairs when replacing copper flashing. No, See above question and answer. Color should match existing.

Vent pipes and collar replacement. Vent pipes may need to be extended to meet code norm 6” above flashing. Replace as needed, specific to code requirements.

Can boom truck/crane be used on site. Yes, any damage to NPS property because of boom truck is the responsibility of the contractor.

Can reach be used. Yes

Wage schedule provided is for Delaware. Will the house located in pa require pa wages? Yes

Copper flashing is in all valleys. Ls all flashing to be replaced/installed copper? Flashing will be replaced where needed with like in-kind material.

How many sqft cedar roof section wanted for historical record? Contractor should provide one 12” x 12” section for park analysis and inventory.

The attic fans and lighting protection equipment is incomplete and needs to be removed and reinstalled up to code by license electrician? Identify in contract proposal intent of contractor.

Options –

• Roof contractor can sub-out electrical work while including cost in overall contract proposal.

• FRST can source out electrical job needs to complete roofing project.

The birdhouse has lightning protection on it and is in rough shape. Should a price to rebuild this be included? No, include the itemized cost of removing the bird house and removal of lighting protection. Bird house will be turned over to FRST upon removal.

Attic was not accessible. Are pictures available? See attached

Where cedar shingles are removed will the subframeing be removed or repaired and covered with 1/2 cdx? Sub-frame should be repaired and covered with ½ CDX. Itemize cost for unforeseen repairs.
