SHOWER/RESTROOM BUILDING
1.1 SCOPE OF WORK
The scope of work consists of prefabrication, on-site delivery, off loading and placement of a precast concrete shower and restroom building at a prepared site.
The Contractor shall furnish a pre-assembled precast concrete shower and restroom building. The shower and restroom building shall have shall have two multi-user ADA restroom compartments, four individual shower compartments; one shall be ADA compliant, and one utility chase compartment.
The Contractor is responsible for delivery and placing the building on prepared site in accordance with the manufacturer’s recommendations. The Contractor shall provide all necessary openings as specified by the Government in conformance with manufacturer’s structural requirements.
1.2 LOCATION
The project is located within Land Between The Lakes National Recreation Area, 100 Van Morgan Dr, Golden Pond, KY 42211. Site locations and delivery dates are to be determined.
1.3 MANUFACTURER CRITERIA

1.4 DESIGN CRITERIA
A. Accessibility - Prefabricated flush toilet buildings shall conform to the requirements of the “Uniform Federal Accessibility Standards” (UFAS) and the “Americans with Disabilities Act Accessibility Guidelines” (ADAAG). Buildings shall have full 60-inch turning diameter in each interior and entry area.
B. Plumbing shall be designed in accordance with the International Plumbing Code.
C. Electrical system shall be designed in accordance with the International Electric Code.
Design Loads A. Floor Load: 400psf B. Wind Load: 150 mph C. Snow Load: 350 psf D. Earthquake: Building shall be design to meet IBC 2006 earthquake requirements as stated for the location of the project.
Building Criteria A. Building shall have a women’s and men’s restroom compartment, four individual shower compartments (one shall be ADA), and one utility compartment.
· Women’s Restroom: one ADA toilet, two toilets, and two ADA sinks with mirror.
· Men’s Restroom: one ADA toilet, one toilet, one urinal, and two ADA sink with mirror.
B. The building shall fit within a 26’ x 30’ footprint.
C. The roof shall have an overhang along all sides of the building.
D. Signs indicating Men and Women restrooms shall be inset and anchored in the concrete wall near the door. Signs shall indicate unisex showers (one ADA) for shower compartment. Signs are to have raised pictograms, letters, and Braille to meet ADA.
E. Provide a kick resistant metal louver with integral insect screen. Vent shall be installed in exterior wall of each restroom and shower compartments. Louvers shall have inverted blades to limit vision. Exterior louvers shall be painted to match door color. Vent louvers shall be adjustable.
F. Window frames shall match the door color and shall have a glazing.
G. Floor drains shall be located in each shower, restroom, and chase compartment.
H. Paint/Finishes
· Exterior building walls shall be split face block texture. Contractor shall provide paint color sheets prior to manufacturing the building. Exterior of building shall be coated with one coat of a clear silicone acrylic sealer and anti-graffiti coating.
· All exterior surfaces of the roof panels will be cast to simulate a metal ribbed roof. The underside of the overhang will have a smooth finish. Contractor shall provide paint color sheets prior to manufacturing the building.
· Interior building wall surfaces shall have a smooth concrete finish
· Interior floor and exterior slabs shall be floated and troweled. A light broom finish shall be applied to help create a non-slip surface I. Doors
· Doors and frames shall be steel and painted with direct to metal enamel alkyd paint. Contractor shall provide color options prior to manufacturing. All doors shall have door stops and adjustable door sweeps at the bottom of all doors.
· The restroom doors shall have pull handles. Pull handles shall meet ADA standards. A pull handle shall be placed on the outside of the door, and push plate shall be placed on the inside of the door. The shower doors shall have ADA pull handles on the interior and exterior of the door. The pull handle and push plate shall be stainless steel.
· Deadbolt/Locks shall be Schlage Medium Duty Commercial Grade F Series Full Size Interchangeable Core (7 pin). The restroom doors shall be locked by key from outside and blank on inside. The shower doors shall be locked by key on the outside and thumb turn on the inside.
J. Restroom Compartment
· Brass with chrome finish plumbing fixtures shall meet ADA requirements.
· Toilets, urinals and sinks shall be vitreous china and meet ADA requirements.
· The toilets, urinal, and sinks shall each have an individual water shut off valves to be able to shut off water to the localized area.
· Stall and stall doors shall be solid high-density polyethylene. Contractor shall provide available colors.
· Grab bars shall comply ADA.
· Provide two toilet paper dispenser in each toilet stall. Dispenser will be capable of holding three standard rolls of toilet paper.
· Mirror with integral shelf shall be placed with sink and meeting ADA requirements.
· A double coat hook shall be placed in each toilet stall.
· Hand dryer in each restroom compartment near sink.
· Provide baby changing table in each restroom compartment.
· Provide a minimum 2500 watt wall heater with temperature controls mounted in each restroom compartment.
· Provide GFI receptacle next to each sink.
K. Shower Compartment
· ADA shower compartment shall meet all the requirements of the American with Disabilities Act.
· Shower compartment shall have shower area and changing area. ADA shower compartment shall have shower curtain to separate the shower and changing area.
· Provide mounted heater and exhaust fan in each shower compartment.
· Provide adjustable stainless steel showerhead.
· The showers shall each have an individual water shut off valves to be able to shut off water to the localized area.
· Grab bars shall comply with ADA.
· Each shower compartment shall have a stainless steel shower seat.
· Provide mirror with integral shelf in changing area
· Provide double coat hooks in changing area.
· Provide GFI receptacle next to mirror.
L. Chase Compartment
· Hose bib shall be available in chase area.
· Provide two 80 gallon heat pump water heater in chase area.
· Provide a main shut-off valve and drain in the service area.
M. Electrical
· Provide a 200 amp breaker panel in chase area to meet electrical code requirements.
· Exterior and interior lighting shall be vandal resistant and LED lights.
· Provide transfer switch and receptacle for a generator. The Generator will supply power during an electrical outage to only the lights and hot water heater. Provide a blockout with cap for the generator cord.
1.5 SUBMITTALS
| A. | Engineering calculations that are designed and sealed by a professional engineer, licensed to practice in the state where the project is located, shall be submitted for approval. | |
| B. | Product literature shall be provided for all plumbing and miscellaneous installed fixtures demonstrating compliance with these specifications. | |
| C. | Submit manufacturer’s drawings indicating dimensions of the building layout, specifications, color samples, plumbing and electrical, and roof details prior to bidding. | |
| D. | Contractor shall provide utility blockout location 60 days before delivery. |
INSTALLATION
Site Preparation The Forest Service shall prepare the site prior to building delivery. The Contractor shall provide the Forest Service a detailed plan indicating utility connections and blockout locations.
Access to site The Forest Service shall provide access to the site for installation. It is the responsibility of the Contractor to determine if the access to the site is a sufficient for truck delivery and crane placement for installation. Contractor shall give the Government recommendations for site access needed for installation.
Delivery The Contractor shall deliver and install the building to the site undamaged according to manufacture’s recommendations to prevent damage. The Forest Service is responsible for utility connections at the prepared site.
Warranty Contractor must provide a warranty against defects in material or workmanship for a minimum period of ten (10) years on all concrete components. Contractor shall provide a minimum of a one year item on non-concrete components of the building.
