IPRL BLDG 17 BAS & Sensor Upgrade SOW

The existing Building Level Controller (Tracer BCU) will be upgraded with a new BACNet System Controller (Tracer SC) which will provide for a web based graphical user interface to monitor and control the upgraded equipment level controllers, as well as the existing Trane Variable Air Volume (VAV) box controllers via a new communications bridge (BMTB). The VAV box controllers (TU-1 through TU-9) are existing and will remain. This will allow the site to be accessible from anywhere within the building’s Ethernet network, or offsite via customer provided remote access. It includes trending, reporting, scheduling, and alarm management capabilities. USDA will provide a dedicated line of internet access for remote connectivity.

The Tracer SC will serve as an interface between the operator and all of the existing secondary level distributed BAS controllers. Access to the SC and all associated System Points will be available from any PC with access to the LAN. A Free Smart Phone Application is available for “On the Go” access providing immediate response to comfort calls, alarms, or schedule changes.

The Tracer SC and the BMTB communication bridge shall be field mounted. The SC system will provide full capability to monitor, or control each of the networked controllers’ inputs and outputs.

Equipment level controllers will be upgraded as follows:

· AHU-1, AHU-2, and AHU-3 Trane UPCM’s will be replaced with Trane UC600 BACNet equipment controllers

· Chiller Plant Trane PCM will be replaced with Trane UC600 BACNet equipment controller

The upgraded equipment controllers’ programming and control points shall remain as is. This solution will provide web enabled communication capabilities to upgraded and existing VAV box controllers only.

The Annex Building Controller (JACE) will be integrated into the Tracer SC via BACNet over I/P protocol, thus providing access to the third-party BAS controlling the AHU and chiller in the Annex.

New weatherproof, wireless temperature/relative humidity sensors will be installed in five (5) greenhouses for monitoring of temperature and relative humidity levels.

Upgrade Includes:

Trane Tracer SC BAS building system controller Weatherproof, wireless Temperature and Humidity Sensors for five (5) greenhouses Integration of Annex Building Controller via BACNet I/P Programming of Trane Control System

· Low voltage wiring Engineering labor, including engineered control drawings Project Management Installation of controllers and end devices (customer to indicate locations) Electrical control wiring of controllers and end devices

· Custom color graphic displays (including Buildings, AHU & Chiller graphics), reports and alarm sequences

· Startup & checkout

· Owner training (4 hours)

· One-year warranty

System shall reside on the Customer’s Network USDA will provide static IP Address and access to the internet
