SOW Buildings 85B Middle Roofs and 85C Roof Overlayment and Deck Repair

1. Thoroughly clean existing roof surface, inspect for areas of excessive surface roughness and repair where needed, prepare for receiving new separation sheet and PVC roof.

2. Demolish existing roof membrane and roof deck in soft areas at multiple locations, see attached drawing ROOF PLAN 85C dated 11/19/99 (also field verify). The contract will include deck repair as unit priced options of 1 sq. ft to 500 sq. ft. of deck repair, but there is potential for an additional 500 to 1500 sq.

ft., as another unit priced item of damaged decking. Allow a unit cost per sq. ft.

for additional quantities. Existing insulation and membrane over the deck replacement area shall be cut back and removed 1” inch wider on each side of the deck replacement area per referenced drawing (see drawing A8). All deck repair is optional unit priced items. There is no deck repair in the base item.

3. At each location of deck replacement, cut a rectangular opening in the existing damaged gypsum deck with smooth and straight edges running parallel with the building. The edges cut running parallel with the structural joist shall be cut directly over the joist per the referenced details (see drawing A8). The edge cut parallel with the existing flat metal cross support shall be cut directly over the cross support (see drawing A8).

4. Vulcraft Metal Roof Deck type 1.5 F22 (or equal) shall be used as the new deck material. The new deck shall be sized so that the each end bears on a structural joist with a minimum bearing length of 1 ½”. The deck shall be attached to the structural joist with four (4) No. 12 TEK screws per 36” panel width at each end where metal decking bears on the structural joist. For metal decking panels extending more than one span, there should be four (4) screws at each end and eight (8) screws at intermediate supports and the side of each metal panel.

5. Once metal decking installation is complete, mechanically attach rigid insulation over metal deck to sufficient width to not leave gaps at the perimeter, and at a thickness to achieve a top surface flush with existing roof area. The edge of new rigid insulation shall overlap the edge of adjacent deck by 1”.

6. After completing deck replacement and insulation installation, clean entire roof area. After roof area is clean and free of obstructions, mechanically install separation sheet over entire area of roof.

7. after installation of separation sheet, mechanically install 40 mil. Single-ply PVC over separation sheet; cover the entire roof area.

8. Install a continuous flat termination bar at all perimeters including wall flashing areas and roof edges. All new membrane edges at east, west and north sides shall be secured with membrane flashing height of 8” (minimal); adhesive, metal termination bar and grommeted fasteners shall be used. Install concurrently with roof membrane as recommended by roof membrane manufacturer. At the south edge of the roof, the new membrane and separation sheet shall extend a minimum of 4” (minimal) over the roof edge and secured with continuous metal termination bar and grommeted fasteners (see manufacturer’s specifications). A different condition exist at each side of roof, see drawings A4 to A6 for description of each condition (field verify each).

9. Demolish all existing roof strainers; all existing drain bowls are to remain. Install new retrofit drains and matching strainers as approved by membrane manufacturer; eight (8) required (see drawing A10, field verify quantity).

10. Flash base of all existing pitch-pans (see drawing A7 and manufacturer’s requirements).

11. After roof system installation is completed, provide owner with ten (15) year NDL manufacturer’s warranty.
