REQUIREMENT: The United States Department of Agriculture, Farm Service Agency, currently occupies office and related space in a building under lease in Burlington County, Columbus, New Jersey. The Government is interested in leasing approximately, 6,380 to 6,600 contiguous rentable square feet of Class A office space together with 44, on-site, paved parking spaces. The rentable space must yield a minimum of 5,800 usable square feet (USF). The space must be available for occupancy on or before September 30, 2012. USDA is considering alternative space if economically advantageous. USDA will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, USDA will consider, among other things, the availability of alternate space that potentially can satisfy USDA's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant availability of alternate space that potentially can satisfy USDA's requirements, as well as costs to be incurred through relocating, such as physical move costs, replication of tenants improvements and telecommunications infrastructure, and non-productive agency downtime.
DELINEATED AREA: The area considered must be within an area bounded on the North by: Assiscunk Creek; on the East by: Route 206; on the South by: Route 70; and on the West by: NJ Turnpike to Rancocas Creek then South to Route 70..
TERM: The term of the lease will be 10 years.
OCCUPANCY: Space should be ready for occupancy within twelve (12) months of lease award.
OTHER: Submission by other than the owner of manager of a property must be accompanied by a letter for ownership granting permission to make a general offering of space. In instances where the offeror is representing more than one property, the offeror is hereby notified that they may only participate in negotiations on behalf of the owner.
