About this file

This is a Designer Solicitations document from UNC - Chapel Hill Academic Affairs for the Housing Renewal Phase 2 (Parker Teague Redevelopment) project. The solicitation seeks a lead design firm and subconsultants to redevelop the Parker and Teague Residence Halls, with the goal of addressing increasing enrollment and expanding existing housing stock. The project will accommodate approximately 550 to 600 upperclassmen in single and double rooms, replacing the current buildings that house students in semi-suites with four bedrooms sharing a single bathroom. The project has a budget of $100,000,000, with a closing date of 09/05/2025, and aims to complete the building online and occupiable by June 30th, 2030.

The project has received advance planning spending authority, and UNC intends to engage a design team for full design services through a comprehensive design contract. Proposers must be licensed in North Carolina and will submit a Letter of Interest with qualifications for disciplines including architecture, structural engineering, landscape architecture, civil and utility distribution engineering, mechanical systems, and cost estimation. The university is currently managing several capital projects near this site, so the selected design team will need to coordinate with other ongoing project work. Submissions should include no more than a single bullet point for each discipline, and UNC will first select the Lead Design firm before providing submissions for other disciplines to assemble a complete design team.
