SECTION 1 SUMMARY OF WORK
A. BACKGROUND
The Bailly Homestead is an iconic historic property in Porter County, Indiana. Established by Joseph and Marie Bailly ca. 1824, it has long been recognized as one of the oldest homesteads in the area. The homestead is located in Westchester Township, Porter County, near Chesterton, Indiana. It is located in the S.W. ¼, S.E. ¼ S. 27, T 37N, R 6W.
The property is part of the Indiana Dunes National Park. It includes five buildings, four of which are of log construction. The fifth is of brick. Most of the buildings saw substantial modifications while Bailly family members occupied them. All buildings were restored to their early twentieth-century appearance in 1977.
The work includes bracing & shoring on the Bailly House (H-18) Historic Property only.
The contractor need to treat and protect all the building elements and features as a historic structure.
B. STRUCTURAL
1. Public should not access second floor and higher.
2. Based on observations and calculations provided on Appendix E, the second floor structural framing does not have adequate load carrying capacity for occupancy of any kind. The framing around the stairs does not have a direct load path to the foundation. The framing around the stairs to the second floor should have temporary shoring installed. The shoring should continue down to the basement slab. Public access to the second floor or higher should be restricted.
3. Roof framing is deteriorated and has been supplemented with unconventional framing. The roof framing has deterioration from moisture as well as damage from a previous fire.
4. The existing roof framing consists of deteriorated wood members, damaged wood and new framing resulting in an unconventional framing system. Temporary shoring should be installed beneath both valley rafters. The north valley rafter should also have blocking and hurricane straps installed to securely connect the rafter to the existing knee wall near the northwest corner of the house. At the north
2 | P a g e valley rafter in Room 304, a shoring post should be located against the west wall and securely fastened to the valley rafter.
5. At the base of the post on the third floor, blocking should be positioned in order to distribute the load to at least two existing hewn timbers, spaced approximately at 3-feet on center, spanning east to west. The shoring should continue in the same location at each floor down to the basement slab. The south valley rafter also needs shoring posts installed in two locations. One post should be securely fastened to the rafter at the south wall in Room 300, and another post should be securely fastened to the rafter at the west wall of Room 301. As with the shoring for the north rafter, the shoring here should also feature blocking on the floor and continue in the same location at each floor down to the basement slab.
6. Restrict access to the second story porches. The railings are deteriorated and unstable.
