The Architect/Engineering (A/E) firm shall provide design and engineering services for the interior rehabilitation of the Potter Farm Building, a two-story building at the Umbagog National Wildlife Refuge (NWR). The building is planned for Office space occupancy. The exterior of the building is already rehabilitated by Government personnel. The interior of the building is presently unfinished. Also required is a complete design for a new 1,600 square feet multipurpose room with restrooms.
The A/E shall visit the site of the work and meet with Paul Casey, the Refuge
Manager, and provide a proposal for the required design work.
The proposed design work includes, but is not limited to plumbing, mechanical, electrical, structural, accessibility, and all code related work. Once the design documents are completed, the drawings and specifications shall be suitable for construction work by a construction contractor and also a Government construction crew.
B. The existing building is wood framed construction on a concrete perimeter foundation wall with a basement. Some pictures of the building are in the
Appendix to this document.
C. The existing two story building is approximately 60’ by 30’ in size. Interior design rehabilitation is required for the existing building.
A complete design for a new 1,600 square feet multipurpose room with restrooms is required. This will either be an addition or a separate multipurpose building.
The actual floor plan layout shall be discussed and agreed upon, based on a site visit and meetings with the Refuge Manager.
D. The Contractor shall provide a progress design drawing set as the design develops, for review and approval by the Government. Final design drawings for construction use shall be provided after approval by the Government. The floor plan shall be developed after the engineer discusses the office space layout the
Refuge requires with the Refuge Manager, along with the number of personnel who plan to use the Office. Include storage and mechanical rooms.
E. The design for the building rehabilitation work for the first floor shall be fully accessible in accordance with the American Disability Act (ADAAG) and
Accessible Guidelines.
F. The engineer by this statement of work shall provide all planning, design development, construction drawings, specifications and final approved documents suitable for construction use.
G. The Contractor shall perform work under this work statement in two distinct phases as listed below:
