PERFORMANCE WORK STATEMENT

MAINTENANCE FOR NCNR COOLING TOWER ROLLING DOORS

I. BACKGROUND:

To establish a consistent routine of properly maintaining twelve (12) Atlas operator driven rolling doors installed on the hybrid cooling tower located behind building 235 at the NIST Gaithersburg campus. The cooling tower was built in 2002. It is divided into three sections, or “cells”. Each cell is further subdivided into a “wet” and a “dry” section. Both have a pair of rolling doors that can be positioned to minimize the plume emanating from the structure.

The following drawings and documents are provided to familiarize the contractor with the system:

Cooling Tower (GA1, GA2, GA3) Atlas Rolling Door (189269X1) Door Track Heater (2180) Deicing System (M1, M2, E1) Typical Rolling Door Schematic (E05) Dry Rolling Door Schematic (C-70-HIC-84-ID) Wet Rolling Door Schematic (C-70-HIC-85-ID) External Limit Switch (SK-1309) Section V of Manual for Hybrid Cooling Tower (see sections 5.4 and 5.6) Trouble Shooting List from Section V of Cooling Tower Manual

II. SCOPE OF WORK :

The Contractor must be familiar with the equipment and know how the rolling doors are used, the limitations of the system and its component parts, and have knowledge of good mechanical and electrical practices in terms of safety, installation and maintenance.

The Contractor shall provide an annual maintenance service contract to include all labor, materials, equipment and parts to maintain the rolling doors so that they are consistently fully operational. This will include one (1) initial site visit to inspect, adjust, lubricate, test and make repairs as needed; and be on call for as needed emergency repair services.

III. SPECIFIC TASKS

The Contractor must notify the designated Technical Point of Contact (TPOC) to schedule routine maintenance and as needed emergency repair services.

The Contractor shall provide the designated TPOC with a copy of their planned maintenance schedule and a written receipt of all work performed per service visit including parts used.

IV. PERIOD OF PERFORMANCE :

The period of performance for this requirement will be for a base period of 12 months with four (4) 12 month option periods thereafter. The anticipated period of performance for the base period is October 1, 2018 through September 30, 2019.

V. RISK ASSESSMENT:

The IT Security Risk level for this requirement is not applicable. The risk level for the service contract personnel is low.
