Grounds Maintenance Supervisor
Education Required: High School Diploma Years of Experience: 2 Position Details:
Supervises trains and evaluates grounds maintenance and equipment operating staff; ensures the safe and productive use of equipment utilized in grounds maintenance and associated repair work; trains and directs subordinates in the use, care and maintenance of tools and equipment.
• Interprets job assignments to staff under charge and assigns duties to crews of varying sizes and skills; establishes and adjusts work procedures to meet schedules.
• Requisitions materials and supplies for projects and coordinates the efficient use of workers, resources and equipment.
• Independently plans and coordinates ground maintenance projects at multiple sites; analyzes and resolves work problems and assists workers in solving problems.
• Maintains current knowledge of correct pesticide and hazardous materials used in ground maintenance.
• Ensures proper training of staff in chemical application and usage procedures, as well as records maintenance to comply with applicable regulatory standards.
• Monitors productivity and work flow of crews under charge; ensures adherence to established deadlines and preventive maintenance schedules.
• Inspects custodial and grounds maintenance tasks, e.g., edging, mowing, trimming, waste and litter.
Painter
Education Required: High School Diploma Years of Experience: 4 Position Details:
| • | Prepares, primes, sands, seals, patches and paints furniture, surfaces, buildings, and fixtures utilizing all types of painting materials such as varnish, lacquer, shellac, enamel, latex, epoxy, water-proofing and heat resistant finishes. |
| • | Tapes, flushes, repairs and applies texturing, wallpaper, and acoustic layers on a variety of surfaces. |
| • | Adjusts colors when necessary; utilizes enhanced finishing skills when appropriate. |

Window Cleaner
Education Required: High School Diploma Years of Experience: 2 Position Details:
Window cleaners wash glass surfaces in private homes, offices, and many other kinds of buildings. In addition to windows, they often wash glass partitions, mirrors, and other glass surfaces. Window cleaners use brushes, sponges, or wet cloths to apply soapy water or other cleaning solutions to the surfaces. They dry the wet glass with a cloth, chamois skin, or squeegee. When they work on windows above the ground floor, window cleaners use scaffolding, ladders, or special swinging seats. They sometimes crawl through windows from the inside and support themselves with safety belts hooked to brackets.

Housekeeping Supervisor
Education Required: High School Diploma Years of Experience: 2 Position Details:
This position must provide clean, sanitary comfortable, orderly and satisfying surroundings for the residents, employees, and public. The housekeeper promotes sanitary conditions which prevent the spread of infection and odors. She/he may be required to perform tasks, which involve exposure to visible blood contamination or reasonably anticipated blood contamination. The housekeeper must follow the required procedures for handling, cleaning, disposing, or moving of objects/materials and/or the clean-up of blood, infectious materials, or body fluids containing blood in accordance with the OSHA Blood-borne Pathogen Standard or BESTWAY SERVICES Management Company’s Exposure Control Plan for Blood-borne Pathogens.
This position demands good physical and mental health. The housekeeper will be required to lift, carry, walk, sit, push, pull and work a flexible schedule, must be able to move continuously during work hours and able to lift and/or carry 50 to 75 pounds.
Duties:
• Operates various mechanized cleaning equipment, such as vacuums, polishers, buffers, etc.
• Maintain facility in a sanitary and infection-free condition through washing, cleaning and replacement of equipment and furnishings.
• Requires working in damp, dusty and dirty areas. Must clean up human waste and other body fluids, as required.
• Responsible for disposal of trash, waste, and other disposable materials.
• Must handle various cleaning solvents, chemicals, etc. Must comply with all regulations such as OSHA, EPA, State Health Department, etc.
• Plan work schedule for major tasks.
• Damp dust furniture, light fixtures, window sills, etc.
• Empty trash containers daily.
• Wet mops floors in all residents’ rooms and bathrooms daily. Damp mop all corridor floors, lobby, dining areas, and others daily.
• Clean wash basins, mirrors, commodes, tubs, and showers daily.
• Check all vacant rooms daily to keep fresh.
• Clean all air vents.
• Report any needed repairs immediately to supervisor (such as leaky faucets or toilets, loose tile, broken window panes, missing nuts or screws, beds needing repair, etc.).
• Wash windows as scheduled.
• Completely strip and recoat all floor areas when necessary and as scheduled.
• Check entire area for spills, water, etc. periodically, especially in residents’ bathrooms.
• Follow instructions on use of germicidal solutions to clean. All procedures for solution use will be part of the housekeeper's training.
• Use safety precautions in all housekeeping services.
Janitorial Supervisor
Education Required: High School Diploma Years of Experience: 2 Position Details:
Knowledge, Skills, and Abilities:

Pressure Washing Technician

Under general supervision, high-pressure cleaners operate high-pressure cleaning equipment and wash areas assigned to them. This includes using other cleaning materials and chemicals to achieve desired results of cleaning and sanitation.
High-pressure cleaners typically clean large equipment, motor vehicles, buildings, concrete areas and windows. In some cases, high-pressure cleaners work with hazardous-waste removal to ensure public safety.
Janitorial Manager
Education Required: High School Diploma Years of Experience: 2 Position Details:
Performs complex (journey-level) custodial supervisory work. Work involves supervising custodial staff, scheduling and assigning work, and requisitioning supplies and equipment. Plans, assigns, and/or supervises the work of others. Works under general supervision with moderate latitude for the use of initiative and independent judgment.
| • | Supervises the performance of general custodial functions such as sweeping, mopping, and dusting; the cleaning of office furniture, walls, windows, and floors; and the emptying of trash. |
| • | Inspects buildings for cleanliness, completed work, and needed repairs. |
| • | Prepares reports of work activities. |
| • | Requisitions and distributes supplies and equipment and maintains records of supplies used. |
| • | Maintains records related to inspections, maintenance, personnel records, and budget. |

General Qualifications:
Experience in custodial work. Graduation from a standard senior high school or equivalent is generally preferred. Experience and education may be substituted for one another.

Housekeeping Aid
Education Required: High School Diploma Years of Experience: 1 Position Details:
A housekeeping aide provides good housekeeping services. This person thoroughly inspects and cleans assigned areas. She also follows all company and safety cleaning and service instructions outlined to him/her.
The responsibilities for a housekeeping aide can consist of welcoming and acknowledging all guests, responding promptly to guests' request, posting caution signs as necessary, cleaning and inspecting rooms, and removing items or other debris from hallways or floors. Aides also remove and replace bed linens, and store and use cleaning supplies and equipment.
