PROJECT EXPERIENCE

U.S. Fish & Wildlife Service, WSFR & BPHC Lab Space

Project Location: 4501 N. Fairfax Drive Arlington, VA

Contact Person: Lillian Brown-Starkey 703.358.2038

Project Description: Esoarc Studio was tasked to assist FWS to create a new expansion suite for additional full time employees. Because FWS knew their Prospectus Lease project would start in the near future, we used this opportunity to research and test new furniture products for the new space. Esoarc coordinated tours of other government facilities, including GSA’s Lab, and tours of furniture manufacturers in order to understand workstation trends of the future and to fi nd what would work best for them. Movable partitions were used in lieu of traditional construction, and two diff erent furniture lines and workstation styles were chosen. We worked closely with the manufacturers and furniture dealers to review and place the furniture order for workstations, casegoods for offi ces, seating, fi ling, and other miscellaneous pieces. In addition to providing full design services including construction documents, fi nish selection, and hard construction for the new space, Esoarc also coordinated purchase, install, and punchlists for all furnishings in the space. Strategic planning for this project started 18 months prior to the anticipated move in date and included meeting with the Contracting and General Services project team and presenting the design to the Assistant Directors. Project management tasks included providing budgets, fi nal pricing, and project schedules, managing all subcontractors including the general contractor and installers, holding weekly meetings, and selecting, procuring, and installing furniture for the entire area. Esoarc coordinated all vendors working on the project and managed all schedules. All work was completed on time and on budget. Design and layout tasks for this project included creating design standards for offi ce furniture and then meeting with each occupant of the new space to determine their furniture needs. Floor plans showing furniture layout options, in AutoCAD format, were provided for review and approval. From these approved plans the furniture was specifi ed and procured then delivered and installed.

General Dynamics Information Technology

Project Location: 320 23rd Street, South Arlington, VA

Contact Person: Patrick Hahn 703.246.0200

Project Description: Esoarc Studio worked with GDIT on a very tight time schedule for a new 40,000 square foot space in Arlington, Virgina. This project entailed a division of GDIT moving into an existing offi ce suite, minor construction renovations, and reconfi guring existing workstations for a new layout. Esoarc surveyed the existing space and furniture and provided space plan options for review and approval. We then provided these plans to GDIT’s furniture dealer and worked with them during construction. In addition to the furniture services provided, Esoarc created space plans for the full 40,000 square feet of offi ce area, selected all new fi nishes, and produced full permit and construction documents for the space. We reviewed the construction bids and provided guidance during the construction process.

U.S. Fish & Wildlife Service, Prospectus Lease Project

Project Location: 5275 Leesburg Pike Fairfax, VA

Contact Person: Paul Rauch 703.358.1912

Project Description: Esoarc Studio responded to a solicitation from USFWS for architectural support and furniture project management support for their Prospectus Lease Project and was awarded both projects. We began research for the “offi ce of the future” and new workspace trends for FWS in anticipation of this project. Prior to the award, and with the FWS team and furniture committee, we coordinated classes, showroom and trade show tours, and visited multiple government and private sector spaces to develop recommended workstation, offi ce, meeting space, and special space standards. After creating the new Program of Requirements for the entire 220,000 square foot space, we put together a scope of work and furniture space plans which were incorporated into a solicitation that was posted on eBuy. We worked with Federal Aquisition Service on the technical review and award of the vendor, then worked closely with the vendor to confi rm locations, select fi nishes, and to review fl oor plans and cut sheets, before the order was placed. Other tasks Esoarc has provided and will continue to provide are overall furniture project management including budgeting, scheduling, weekly meetings, and meeting minutes. Our next steps in the project include tracking the manufacturing and installation and then project acceptance.
