About this file
This Full Scope of Services document details roofing repair requirements for the ADEM Office Complex, a 30-year-old facility experiencing significant roof deterioration. The project scope includes comprehensive standing seam panel repairs, focusing on specific issues such as panel seam detachment, panel separation overlap, mechanical fastener replacement, and sealant deterioration. The repair work involves detaching and reseating panels, replacing missing fasteners, applying new weather-resistant sealant, and conducting a general roof assessment to identify any additional damage not previously documented.
The contractor will be responsible for providing all necessary labor, materials, tools, and equipment, including lift rental, while maintaining strict safety protocols in compliance with OSHA regulations. The scope requires protecting surrounding structures, HVAC units, and grounds during repairs, and properly disposing of waste materials. Any additional findings during the repair process must be submitted in writing with a change order recommendation prior to performing work beyond the defined scope. The project emphasizes precision repairs to restore the roof's full structural integrity and prevent further deterioration, with a proactive approach to identifying potential future issues.

Full Scope of Services
Project: ADEM Roofing Repairs
1. Project Overview
The ADEM Office Complex requires roof repairs due to various age-related issues and panel dislodgement identified during a site inspection. The roof is 30 years old. Repairs must be executed with precision to restore full structural integrity and prevent further deterioration.
2. Scope of Work Details
A. Standing Seam Panel Repairs (Front Left Section)
Problem: Seam has detached on Panel 2. No damage to the panel itself; however, insulation is exposed between two panels.
Dimensions: Panels involved are approximately 42 feet long by 1 foot 7 inches wide.
Required Work:
o Detach the affected panels.
o Replace the insulation beneath the seam.
o Properly reset and secure the panels to ensure complete seal and stability.
B. Panel Separation Overlap
Problem: Multiple standing seam panels have dislodged from each other at overlapping connection points.
Required Work:
o Reseat the dislodged panels.
o Press and seal each seam connection to restore proper overlap functionality.
o Confirm there is no damage to panel material prior to resealing.
C. Mechanical Fasteners – Ridge Line & Roof Sections
Problem:
o Numerous mechanical fasteners have backed out or are missing entirely.
o Sealant around fastener areas has deteriorated.
o Affected areas are primarily along the main ridge and secondary ridge lines.
Required Work:
o Replace all missing or loose mechanical fasteners.
o Apply fresh sealant to secure fastener areas and prevent moisture intrusion.
o Inspect adjacent fasteners for early-stage failure and correct proactively.
D. Sealant Deterioration
Problem: Cracked, aged, or missing sealant at ridge caps and fastener points.
Required Work:
o Remove old, deteriorated sealant.
o Apply high-grade, weather-resistant roofing sealant at all necessary locations.
E. General Roof Assessment
Given the age of the roof (~30 years), a general inspection must be conducted during the repair process to identify and report any further damage not already documented.
Any additional findings shall be submitted in writing with a change order recommendation prior to performing work beyond this defined scope.
3. Contractor Responsibilities
Provide all labor, materials, tools, and equipment necessary for completion of the project.
Include lift rental as needed (refer to site note image #38).
Maintain safety protocols in compliance with OSHA regulations.
Protect surrounding structures, HVAC units, and grounds during repair.
Remove and properly dispose of any waste materials generated during repairs.
