SPECIFICATIONS AND STANDARDS
Overall (1 each) 10’ X 40’ X 21’ 2-STORY IN-PLANT OFFICE STRUCTURE WITH (5 each) INDIVIDUAL OFFICES INSIDE
FLOOR PLAN
· 1 EACH 10’ X 13’ 6” AND 1 EACH 27’ X 10’ OFFICE INSIDE FIRST FLOOR
· 3 EACH 10’ X 13’ 6” OFFICES INSIDE SECOND FLOOR
· Each office inside will have a door to enter or exit the structure, doors do not join offices
· Each office inside will have its own HVAC unit
WALLS
FIRST FLOOR VINYL COVERED GYPSUM BOARD BOTH SIDES OF WALL: 120 at 12’ TALL SECOND FLOOR VINYL COVERED GYPSUM BOARD BOTH SIDES OF WALL: 110 at 9’ TALL The walls shall be 3" thick composite sandwich panels. The outside and inside facing shall be 1/2" Class A fire-shield gypsum board with a vinyl finish of champagne, off-white or gray. The core shall be 2” of one pound density polystyrene laminated using a structural adhesive. Every 4’ will have an aluminum extruded binder post with snap cover to house all the electrical components. All binder posts, window trim and doors are painted to match the wall covering.
Polystyrene WALL core:
The polystyrene core shall have the following mechanical properties;

| Shear Modulus (flatwise) | 280 - 320 PSI |
The water absorption rate shall be less then 4% All wall panels shall be insulated to a minimum R value of 11.
FIRST FLOOR ROOF
LOAD BEARING: 125 PSF LOADING: 400 SQUARE FEET
The storage roof will consist of steel I-beams that are pre-drilled and will rest on the binder posts. 1” x 2” steel tubes are also provided to be inserted into the binder posts for added wall support. Corrugated steel b-decking and 3/4" tongue & groove advantech is also supplied and installed on top of the support beams. All hardware is supplied (bolts, nuts, washers, etc., are all ASTM A 325 or equal). All steel is powder coat painted gray
SECOND FLOOR ROOF
1.5” STEEL B-DECK: 400 SQUARE FEET
The roof shall consist of 22 gauge, primed steel inter-nesting pans as a dust cover with closure fascia. Steel shall be fabricated from steel conforming to Section 1.2 of the latest edition of the American Iron and Steel Institute, Specifications for the Design of Cold-Formed Steel Structural Members. Steel decking shall be corrugated and shall be mechanically fastened to support beams. This roof shall be free of support by columns within the structure. (free span). This roof shall be capable of supporting the suspended ceiling and lighting.
CEILING
SUSPENDED CEILING: 800 SQUARE FEET
The ceiling system shall consist of a complete Class "A" suspension system and acoustical material. The ceiling suspension system shall consist of a concealed assembly of structural members and such hardware and wall moldings as required to support the ceiling system with a maximum deflection of L/360 of the span. The ceiling shall be capable of incorporating lighting, heating, ventilation, air conditioning, electronic and electrical system components, as necessary. The system shall be completely integrated with the structural and mechanical elements, and shall be coordinated with the interior partitions. The ceiling system shall consist of white "T" grid system with 2' X 4' pattern. Ceiling tile shall be 24" X 48" X 5/8" Lay-in or equal.
FIBERGLASS INSULATION: 800 SQUARE FEET
Rolls of R-19 Kraft faced Fiberglass insulation batts are also included. The rolls are 23" wide x 6" thick x 75 square feet.
DOORS
20 GAUGE INSULATED STEEL WITH 1/2 GLASS: 2 EACH
The door(s) shall be 36"w X 84"h X 1 3/4" thick and shall be constructed of 20 gauge hot dipped galvanized steel, mill treated for proper paint adherence. The door shall have top and bottom channel of 16 gauge steel projection welded to door skins on no less than 2" centers. The top channel is to be flush while the bottom channel is to be inverted. The hinge preparations are to be 9 gauge steel reinforcements projection welded to the door skins in six places each. Hinge preparation is to be cut through the doors and provided with reversible filler plates to allow building site handling. Standard hinge preparation is to be 4-1/2" regular weight .134" hinge, conforming to ANSI A1567, three preparations. The door frame shall be 16 gauge single "rabbit" commercial quality steel. The frame shall be pre-mortised for application of matching hinges and striker set of the door. The door shall be supplied with all necessary hardware as to meet local and state code requirements. The door shall be fabricated as to include 1/8" tempered safety glass in the upper half. The window shall measure approximately 22"w X 36"h. Each door includes a sweep, threshold, satin chrome leverset and weather-stripping. All leversets are keyed alike.
WINDOW
PICTURE WINDOW: 1 EACH
Picture windows shall be nominal 3’8” wide X 3' high (Other sizes used and available to fit certain building sizes). They shall be installed 42" off the floor, glazed with 1/4" clear tempered glass, and shall be an integral part of the wall panel. The window shall be non-opening, and the entire window frame shall be painted in accordance with AAMA Specification 603.8.
ELECTRICAL
MODULAR ELECTRIC PACKAGE:
The electrical package shall consist of a 2x4 flush mounted handy boxes at receptacle and switch locations, with a vertical void left in the panel. The switch and receptacle modules are then run down the void to the box. The modules consist of type MC cable with #12 AWG solid copper conductors. For switches and receptacles, the conductors tie into the apparatus in the usual fashion. At the top, where the module comes out of the panel, it has a "power-in" tap, which plugs into a distribution or extender cable. As a circuit is filled, a "home run" is then made to a box above the drop ceiling over the breaker box. Lighting is handled in a similar fashion, with the exception that leads coming from the fixtures simply plug into the modules. The package consists of (5) wall switches; (23) duplex receptacles; (14) 110 volt 2x4 lay-in fluorescent fixtures (100 fc at desk height). NOTE: Tubes are not included, and final hookup from the box above the drop ceiling to the breaker box must be made by a licensed electrician. This package meets NEC (current edition).
THE CONTRACTOR WILL PRE-WIRE THE RECEPTACLES, LIGHTS, SWITCHES AND HVAC UNITS TO A PBI SUPPLIED LOAD CENTER ATTACHED TO THE BUILDING. FINAL TIE-IN TO POWER PANEL (LOCATED ON ATTACHED DRAWING) BY OTHERS
THE CONTRACTOR MUST INSTALL (22) RJ45 DATA/COMMUNICATIONS RECEPTACLES AND RUN CAT5 CABLE TO THE COMMS PANEL (LOCATED ON THE ATTACHED DRAWING). FINAL TIE IN TO COMMS PANEL BY THE GOVERNMENT. WIRE CONNECTIONS TO ALL RECEPTACLES AND CONNECTION AT THE COMMS PANEL BY THE GOVERNMENT. COMMS PANEL BY THE GOVERNMENT
125 AMP SINGLE PHASE 24 SPACE MAIN LUG BREAKER BOX: 1 EACH
The electrical service shall include an indoor load center of sufficient amperage and circuit capacity as to handle all lighting loads, receptacles and HVAC systems. NOTE: The entire electrical system for the modular building shall be in accordance with the National Electrical Code and shall meet all N.E.C requirements
HVAC
AIR CONDITIONING - COOLING & HEATING: 4 EACH
The air conditioner shall be at least 9,000 BTU's of cooling and at least11,500 BTU's of heating. The unit shall be a through-the-wall type with panel prep and receptacle prep included. The unit shall be 230/208V, 50HZ, 20AMP
AIR CONDITIONING - COOLING & HEATING: 1 EACH
The air conditioner shall be at least 18,000 BTU's of cooling and at least 11,500 BTU's of heating. The unit shall be a through-the-wall type with panel prep and receptacle prep included. The unit shall be 230/208V, 50HZ, 20AMP
FLOORING FOR BOTH FLOORS AND CATWALK
VINYL TILE: 932 SQuare FEET Vinyl composition floor tile shall be 1/8" X 12" X 12". White marbled is standard, other colors are available. Four inch black vinyl cove molding shall be included.
PLEASE NOTE, ALL PREP OF EXISTING FLOOR TO ACCEPT FLOORING IS BY OTHERS.
OSHA STAIR SYSTEM: 1
Application – The stairs listed below meet the standards for FACTORY and STORAGE USE GROUPS with occupancies of 50 or less people.
Treads shall be 42” wide with closed risers. Tread rise shall be a maximum of 7” and tread run shall be a minimum of 11”. Tread and closed riser material is to be steel diamond plate. Stair railing shall be constructed of 2” x 2” angle uprights and 1-1/2” horizontal tubes. Stair railings shall be 36” tall and shall be spaced so as to allow a sphere no larger than 21” diameter to pass through any opening.
Landing shall be sized appropriately so as to meet code requirements. The landing floor is to be constructed of steel diamond plate. Landing railing shall be constructed of 2” x 2” angle uprights and horizontal 1-1/2” tubes. Landing railings shall be 42” tall and shall be spaced so as to allow a sphere no larger than 21” diameter to pass through any opening. All landing railing shall include a 4” tall toe plate.
