Multi Building Earthquake Repair Questions
1. Please confirm that the contractor is to include for the cost of HAZMAT testing. Lead paint is assumed so additional efforts from certified abatement contractors will need to be included but no indication has been given for asbestos and there is no quantity that can be determined for asbestos, and with that will this be considered a change of conditions if asbestos is encountered?
Reply- Bldg.652 Asbestos containing material (ACM) has been found in the joint compound throughout the building. No lead based paint (LBP) has been detected in areas of repair. If additional ACM or LBP is detected in areas of repair, contact 673 CONS Contracting Officer. Whenever remediation is required, it shall be limited to the minimum area necessary to satisfactorily complete the associated repair.
Bldgs. 7113 and 8113 currently, there has been no asbestos containing material (ACM) identified in the areas of work. Lead based paint (LBP) is assumed in all areas of repair. If additional ACM or LBP is detected in areas of repair, contact 673 CONS Contracting Officer. Whenever remediation is required, it shall be limited to the minimum area necessary to satisfactorily complete the associated repair.

2. All buildings‐
a) Please confirm that we are only painting approx. 1ft larger than the repair area?
b) Please confirm that it is ok that the paint on the patches will not match exactly to the existing surfaces? Unless we paint corner to corner we will not be able to guarantee a sheen or paint color match.
Reply- Paint only repair area. Best match possible.
3. Signals‐
a) The only cracks that seem to be identified on the maps are in the center stairwell for repair and repainting, is that the only items to be repaired and repainted?
Reply- Bldg.8119. Repair all drywall cracks in center stairwell, all 3 floors.
4. Bldg. 8119‐
a) Mech room second floor‐ durock tape seems to be crack throughout, do we repair/re‐ tape only where the arrow indicates or do we fix all joints?
b) Please confirm if the crack in Photo 4 will need to be considered or excluded?
c) Stairwells‐ Please confirm the extent of the crack repairs in the stairwells. Are we to repair all cracks in the stairwells or just the ones flagged by arrows?
Reply- a) Repair all durock joint cracks in mechanical room.
b) Repair crack in photo 4 by epoxy injection.
c) Repair all cracks in stairwells.
5. General Areas‐ please confirm cracks outside of the rooms with arrows are not to be touched?
Reply- We will not be repairing the cracks in the hallways in bldg. 8119 unless noted in the drawings.
6. Bldg. 8113/7113‐
a) Lead paint‐ have there been any tests to show the levels of LBP?
Reply – No test available for the levels of LBP if any.
7. Considering some of the material being removed will be small particles will a lead plan and abatement be required?
Reply – The only requirement would be to follow OSHA standards in regards to any potential lead based paint.
8. Bldg. 652‐
a) Please provide additional information as to what is to be done with Comm racks that have spalling at anchor locations at ceiling?
b) Please confirm if there is any work to be done with the Comm racks being out of plumb as noted in Photo 3. This was not apparent at time of site visit.
c) Photo 3 shows honeycombing under the stairs. This does not appear to be earthquake related and want to confirm that this will need to be addressed.
d) Please provide additional information for Photo on slender post for what needs to be considered.
Reply a) If anchors are structurally secure no further repairs will be necessary. If they are loose they must be secured.
b) No work is necessary to plumb comm. racks.
c) Honeycombing under stairs is not earthquake related and does not require repair.
d) The post in the photos should be disregarded, there is no damage apparent.
