MEMORANDUM FOR ALL OFFERORS
FROM: 436 CONS/PKA

SUBJECT: FA449720R0045, Project No. 1098433, CPTS Bldg 520 Breakroom Renovation, Questions and Answers
The following is a list of questions posed by prospective contractors and the corresponding answers.
1. Are there any available As-Built drawings for B520? Can As-Built drawings be made available prior to bid?
A1. Yes, reference as built drawings in Q&A Attachment 1 - B520 As Builts
2. Is the Period of Performance negotiable?
A2. Refer to statement of work, Section 1.2 of the SOW.
3. Is an on Base office required for this contract?
A3. No.
4. Is a full-time superintendent required for this contract that has to be on site whenever work is ongoing?
A4. No.
5. Is a full-time dedicated quality control manager required for this contract?
A5. No, so long as the quality control is in accordance with SOW Section 7.E.
6. Is a SSHO required for this contract?
A6. No. However, the contractor will be responsible for safety in accordance with SOW Section 7.D.
7. Can the QC be dual-hatted or part time to this effort?
A7. The quality control manager shall be assigned by the contractor as they see fit.
8. Can the Super also serve as the SSHO for this project?
A8. Yes.
9. Is there any known mold, asbestos or lead base paint through the building?
A9. There is no known asbestos, mold, or lead paint. Should any be discovered, stop work and notify the contracting officer.
10. Is the existing ceiling ACT?
A10. Yes.
11. What are the existing finishes; flooring, cove base, walls, etc. in the breakroom?
A11. Refer to the as-built drawings page A-21.
12. What is the existing finishes; ceiling, flooring, walls, etc. of the adjacent bathroom?
A12. Refer to the as-built drawings page A-21.
13. Where is the closest electrical panel located, is there an available room/panel #?
A13. Refer to the as-built drawings page E2-1 & E2-4.
14. Does each appliance need a dedicated circuit?
A14. No.
15. Is the microwave is required to be equipped with a ventilation fan that is ducted to the exterior?
A15. No.
16. Confirm this is a “residential style” dishwasher and sink that can be served with standard condition building domestic hot water.
A16. Yes, residential style is acceptable.
17. Please provide as-built plans for existing plumbing domestic water and DWV piping.
A17. As-builts provided. Reference Q&A Attachment 1 - B520 As Builts.
18. Confirm the flow rate required for the industrial style faucet / sprayer.
A18. Between 1.0 and 1.5 GPM.
19. Is there existing attic stock for the disturbed finishes such as flooring available? Assuming it is not, please confirm that DAFB is ok with the new finishes matching as close as possible.
A19. There is no attic stock available. Finishes that do not match exactly may be allowed, but must first be approved by DAFB CE.
20. Is a specific wood cabinet type required or are they to be solid wood painted?
A20. There's no set type, either would suffice.
21. Is a specific material required for the solid surface countertop?
A21. Either laminate or solid surface countertop would suffice.
22. Does the counters/sink need to meet ADA standards? If yes, is a side approach acceptable or does DAFB want a break away panel at the sink?
A22. Yes, they must be ADA compliant. DAFB does not have a preference to how this is done.
23. Will it be possible to do plumbing cutover work after business hours? Since adding plumbing would require shutting off water to tie in the new plumbing, I wasn't sure if you would want that during business hours.
A23. Refer to Section 4.1.1 of the SOW.
24. Are product specifications available so that we can determine what are approved products? Example: type of tile for the bathroom, type of cabinets for the kitchen area, appliances, countertop material, etc.
A24. Specifications for finishes are available in the as-builts. Specifications for appliances are available in the SOW. See Question 20 for type of cabinets.
25. May the lighting be rotated?
A25. Yes.
26. Is there a second floor bathroom above the area?
A26. Yes.
27. Will the fire alarm box need to be relocated?
A27. Yes.
28. Does the telephone line need to be relocated or abandoned?
A28. Abandoned.
