REPAIR / REPLACE CS FACILITY ROOF, BLDG 988
PRE-BID QUESTIONS
09 May 2016 The following questions refer to Section 011001-Statement of Work for Design-Build:
1. The SOW does not address the preferred appearance of the roof shape, other than slope and overhang dimension. Is there any guidance, such as hipped, gabled, combination hip-gables?
a. A hip roof with gabled canopies at entrances would be acceptable. Gables or gabled vents could also be used where required for equipment ventilation, etc.
2. Paragraph 2.03.B.9 requires the slope of the proposed new metal roof to be 4/12. This is a large building approx. 144’ wide in the narrowest direction. The existing building is approx. 15’-0” in height from the finish floor. With this minimum angle of slope, the height of the roof would be approx. 24’-0” above the existing building. While the physical weight may or may not be a concern, the wind loading is a much greater factor as the height increases. Is it possible to consider a lower slope, such as 1/12 or 2/12? (This would be in compliance with 3.4.7 of the 2006 LRAFB Architectural Compatibility Guide).
a. No, a lower roof slope would not be acceptable due to the appearance, location, and number of roof top mounted equipment. Please retain the 4:12 slope.
3. May the required insulation be installed on top of the roof deck?
a. Not sure what this reference to insulation is for. Are you addressing a particular paragraph or all insulation requirements in the SOW? During the last renovation the building envelope was reinforced by spraying insulation on the underside of the roof deck, so R-38 insulation is not needed for the envelope. Is this to prevent condensation on the roof panels? Then yes.
4. Paragraph 2.06 indicates that the attic is not required to be sprinkled. Is this correct? If fire sprinkling is required, would a fire protection engineer be required?
a. Yes, the attic should be fully protected with a dry pipe fire suppression system. (No heat detectors)
5. It appears there has been a brand new entrance canopy constructed over the entrance of the post office. Is this new canopy to be demolished and a new built in its place? If not where does the 2nd canopy go? 1.) There is a canopy (covered walkway) between 988 and another building. If the roof will overhang 2’, the canopy will interfere. What do you want us to do with the canopy?
a. The new canopy at the Post Office is to remain.
b. All canopies across the front of the building are to be replaced with the exception of the Post Office Canopy. So there will be three new canopies.
c. The Design Build firm shall provide a design that takes into consideration all existing features such as the canopy, different roof heights, etc.
6. Are we to design around the new piping on roof to wall to remote equipment?
a. Yes.
7. Is the service dock lower canopy roof included in our scope? It is the same roof with the same material as the main roof.
a. Yes, the lower canopy roof at the loading dock is incorporated into the SOW.
b. Yes, the lower canopy roof shall be the same material as the main roof.
