Site Information

The proposed upgrades to the Englewood Utilities building at the City of Englewood ServiCenter facility includes approximately 3,684 sf of building addition and 810 sf of existing building remodel. The primary area of remodel will be within the existing office area of the building leaving the existing fire rated assembly between the business occupancy and storage occupancy of the existing vehicle bays. There will be limited remodel within the existing vehicle bays in order to add two new sectional overhead doors along the north façade in order to create two drive-through bays. There will be site work associated with this project to provide accessible access to entrances, regraded drive access to the proposed drive through bays and a small outdoor patio area along the north side of the offices.

1. Do not scale the drawings. The Contractor shall field verify all dimensions before construction. If there are any discrepancies, the Contractor shall notify the Architect before proceeding with the Work.

2. All dimensions on the drawings are to the face of stud, masonry and foundation walls unless noted otherwise.

3. All angles shown on the plans are 90 degrees unless noted otherwise.

4. Refer to the Code Plans for fire-rated wall locations.

5. Refer to the Structural drawings for the slip joints required at all interior non-load bearing walls unless noted otherwise.

6. The Contractor shall coordinate and implement all safety measures requested and/or required by the local Fire Marshal, Health Department, Building Officials, and other authorities having jurisdiction on the project.

7. The Contractor shall maintain the security of the building and construction site throughout the entire project.

8. The Contractor shall slope all floors within a two-foot radius of a floor drain at a minimum slope of one eighth of an inch per foot to drain, unless noted otherwise.

9. The Contractor shall coordinate all items provided or installed by the Owner or the Owner's Subcontractors so work on those contracts and this may be carried out smoothly.

10. The Contractor shall provide the blocking/backing in walls as required to support all wall-hung accessories, hardware, and cabinets.

11. Wood blocking in the exterior walls and roof assemblies, where required, shall be fire resistant treated (FRT) wood in Type 1 and II Construction.

12. All penetrations in surfaces exposed to weather, fire walls, surfaces exposed to view, and other similar conditions shall have pipe sleeves or final assemblies fit tight to surrounding construction. Penetrations in fire rated assemblies shall be sealed as required to maintain the integrity of the assembly.

13. Fire caulking and other requirements associated with the penetration shall be provided by the trade constructing the penetration in full compliance with the requirements of the governing codes.

14. The Contractor shall provide a transition strip at all dissimilar floor materials.

15. The Contractor shall provide control joints in walls where gypsum board is placed in alignment with walls of another material.

16. The Contractor shall review the Civil, Structural, Mechanical, Electrical, and all other related drawings and documents for additional project requirements. No extras will be allowed for work shown in any part of these drawings or described in any part of the Project Manual.

17. Refer to sheet A5.0 for partition types.

18. Refer to sheet A6.0 for door and window frame types & details.

19. Refer to sheet AF1.0 for floor pattern and striping details.

20. Refer to sheet A1.0, AF1.0 for room finish and door schedules.

21. The Contractor shall patch, repair, and/or paint all existing surfaces affected by construction activities to match adjacent surfaces.

22. The Contractor shall be responsible for patching, leveling, and/or grinding smooth all existing floors for the installation of new flooring materials.

23. The Contractor shall patch, repair and/or repaint all existing walls at conditions where existing fixtures are removed. See Architectural, Mechanical, Plumbing, Electrical, and demolition drawings for locations.

24. The Contractor shall verify rough-in dimensions with the manufacturer for all new, existing, and reused equipment to ascertain that the equipment will fit in the scheduled locations.

25. The Contractor shall notify the Architect immediately regarding damage having potential structural implications and upon encountering any unexpected existing conditions that could affect the work as required by the Construction Documents.

26. Existing doors that are to remain are unnumbered.

27. Shaded areas denote existing building to remain.

General Notes

1. The Contractor shall coordinate and schedule all construction activities with the Owner to allow the Owner to continue to occupy the facility while construction activities are occurring.

2. Provide temporary barricades and other protection required to prevent injury to people and damage to adjacent buildings and facilities to remain.

3. The Contractor shall maintain all existing exit ways and shall not block any exit paths. If an exit path must be blocked, an alternative means of egress shall be provided as approved by the authorities having jurisdiction on the project.

4. The Contractor shall coordinate the salvage of all existing materials, equipment, and fixtures with the Owner. The Owner retains salvage rights to all items removed from the building. Items which the Owner does not wish to keep shall become the property of the Contractor.

5. The Contractor is responsible for properly removing and legally deposing of all demolished items from the site. On site sale, disposal, or incineration of demolished items is not permitted.

6. The existing utilities are to remain in service and protected against damage during demolition activities. The Contractor shall notify the Owner at least forty-eight hours in advance of any interruptions to utilities.

7. Remove, replace, patch, and repair materials and surfaces cut or damaged during demolition activities, by methods and with materials and using approved contractors so as not to void existing warranties.

8. Temporary dust partitions shall be insulated and constructed of metal studs at 24” O.C.

Partition shall seal off area of demolition from the passage of dust and noise. Partition shall be of finished and painted Type ‘X’ gypsum board on the visible side.

9. Protect construction indicated to remain against damage and soiling during demolition activities. The Contractor shall be responsible for repairing and replacing any existing items or conditions that are damaged.

10. Design, provide, and maintain shoring, bracing, and structural supports as required to preserve stability and prevent movement, settlement, or collapse of construction and finishes to remain, and to prevent unexpected or uncontrolled movement or collapse of construction being demolished.

11. The Contractor shall coordinate the removal of existing wall, floor, and ceiling finishes with the Room Finish Schedule.

12. Before removal, document the condition of all existing items scheduled to be salvaged and/or relocated. The Contractor shall disconnect all existing equipment which is to be salvaged and/or relocated and coordinate with the Owner for temporary storage of such items.

13. The Contractor is responsible for the removal of all supports, accessories, and conveyances related to equipment and fixtures shown to be removed on the construction documents.

14. It is not expected that hazardous materials will be encountered in the Work. If suspected hazardous materials are encountered, do not disturb; immediately notify the Architect and the Owner. Hazardous materials will be removed by the Owner under a separate contract.

15. Solid lines on the drawings represent building items to remain.

16. Dashed lines on the drawings represent walls and other items to be removed from the building.

17. The drawings are diagrammatic and may not show all the demolition that is required. The Contractor shall visit the building to document all existing conditions and determine the extent of demolition that will be required to construct the project as it is documented.

Demolition Notes

1. The Contractor shall repair or replace any site features damaged during construction including, but not limited to the irrigation system, landscaping, sidewalks, concrete curbs and gutters, asphalt pavement, signage, and striping.

2. The Contractor shall replace all damaged asphalt pavement with new asphalt pavement to match the same depth as the existing that was disturbed.

3. The Contractor shall replace all damaged concrete pavement with new 4000 PSI concrete pavement to match existing depths and profiles.

4. The Contractor shall keep the parking lot, vehicular drive lanes, on-site sidewalks, and all other site access points clear of stored materials and construction debris at all times during construction in order to provide the Owner continued access to the site.

5. The Contractor shall coordinate and schedule all construction activities occurring on the site with the Owner to avoid disruption of the Owner's activities.

6. The Contractor shall coordinate and implement all safety measures requested and/or required by the local Fire Marshal, Health Department, Building Officials, and other authorities having jurisdiction on the project.

7. The existing utilities are to remain in service and protected against damage during demolition activities. The Contractor shall notify the Owner at least forty-eight hours in advance of any interruptions to utilities.

8. The Contractor shall not obstruct any accesses designated for emergency vehicles and shall provide temporary accesses as required.

9. The Contractor shall provide barricades, safety warning signs, fences, and other temporary items to maintain the safety of the construction site.

10. The Contractor shall comply with all ordinances affecting the project including but not limited to hours of work, safety, noise pollution, and dust mitigation.

11. The Contractor shall review the existing conditions and the Geotechnical Report prepared for the project. Failure to do so shall not eliminate the Contractor’s responsibility to perform the recommendations of the Geotechnical Report.

12. The Contractor shall maintain adequate drainage throughout the site during the construction of the project. The final grade shall be maintained in a condition that appropriately always drains.

13. The Contractor shall keep all adjacent streets and parking areas clear of mud and debris. The Contractor shall remove all mud and debris at the end of each day.

14. The Contractor shall provide control joints in concrete sidewalks at 5’-0” O.C. and expansion joints at 30’-0” O.C. (maximum), unless noted otherwise.

15. The Contractor shall be responsible for contacting all subsurface utility owners prior to beginning work to verify the location of existing underground utility lines before proceeding with any excavation work.

16. The Contractor shall review the Civil, Structural, Mechanical, Electrical, and all other related drawings and documents for additional requirements. No extras will be allowed for work shown in any part of these drawings or described in any part of the Project Manual.

General Site Notes

RCP General Notes

1. Refer to the Mechanical and Electrical drawings for fixtures and equipment not shown here and for mounting locations of items where no ceiling is required or indicated.

2. The Contractor shall center all fire alarm devices, technology, security, and other mechanical and electrical ceiling devices in the ceiling tiles unless noted otherwise.

3. The Contractor shall submit a layout of all gypsum board ceiling control joints for review prior to proceeding with construction.

4. The Contractor shall center ceiling grids within each space unless noted otherwise.

5. Coordinate the sequence of construction of the various trades in the project to maintain the ceiling heights indicated on the Reflected Ceiling Plans. If there is a discrepancy, notify the Architect before proceeding with the Work.

1. The Contractor shall remove all existing electrical devices when they are affected by existing ceilings to be removed. The wiring shall be capped and maintained for the reinstallation of such devices in the new ceiling.

RCP Demolition Notes

1. The Contractor shall coordinate all electrical and mechanical items that are incorporated into the millwork. Outlets, devices, switches and all other exposed electrical or mechanical items shall not be concealed by the millwork.

2. The Contractor shall provide upper and base cabinet fillers as required or as shown on the drawings. Required filler pieces shall be installed evenly to allow proper operation of drawers and doors.

3. On wall cabinets without a fascia above, the top surface shall be continuous to prevent inaccessible spaces from occurring.

4. The Contractor shall install back panels on all casework unless noted otherwise.

5. The Contractor shall refer to the casework elevations for the hinge swing direction on all single door upper and lower cabinets. Doors that open towards a wall, appliances, etc.

shall be provided with limit chains or door stops.

6. The Contractor shall coordinate the location of electrical punch throughs and grommets with the Architect and the Owner.

7. All semi exposed surfaces shall be covered with a laminate or finished wood surface to match the exposed sides unless noted otherwise. All non-exposed surfaces shall be covered with white melamine unless noted otherwise.

8. All cabinet pulls are noted in the casework specifications and/or finish plans.

9. The Contractor shall provide under counter support brackets as required for proper support of the countertops.

10. All backsplashes shall be 4" h. unless noted otherwise.

11. The Contractor shall verify all equipment sizes with the Owner and the Architect to ensure proper space is allotted. Coordinate the installation and space requirements for all Owner Furnished, Contractor Installed (OFCI) equipment.

12. The Contractor shall coordinate the installation of the casework and appliances to ascertain that there is adequate space provided for all the operable parts to function properly.

13. All drawer glides shall be heavy duty soft close, unless noted otherwise.

Casework Notes

1. The Contractor shall field verify all dimensions before fabrication of door and window frames. If there are any discrepancies, notify the Architect before proceeding with the Work.

Door & Window Frame Notes

1. The Contractor shall refer to the finish plans for location & layout of materials.

Wall and Ceiling Finishes

1. New walls are to be painted PT-1 with a satin sheen or as indicated on the room finish schedule and drawings.

2. New bulkheads, soffits, & gypsum board ceilings are to be painted PT-1 with a satin sheen or as indicated on the room finish schedule and drawings.

3. Existing walls are to be painted PT-1 with a satin sheen or as indicated on the room finish schedule and drawings.

4. Infill areas (walls and ceilings) shall be textured and painted to match adjacent surfaces.

Flooring Finishes

1. Transition strips and thresholds shall be located at the centerline of doors in the closed position, unless noted otherwise.

2. Flooring transitions shall align with finish base (except at doors), unless noted otherwise.

The Contractor shall provide a submittal of each transition type for approval by the Architect prior to ordering. Refer to the transition details.

3. Metal flooring transitions shall be Schluter products in anodized aluminum, unless noted otherwise. The Contractor shall provide a submittal of each transition type for approval by the Architect prior to ordering. Refer to the transition details.

4. Tile flooring Underlayment shall be installed by the Contractor as required to ascertain that the flooring is smooth and level.

5. Moisture barriers shall be installed by the Contractor under all moisture-sensitive flooring, if moisture readings are higher than the levels recommended by the manufacturer at the time of installation.

6. When hard flooring is installed over construction joints, the Contractor shall provide a soft joint where the flooring is seamed.

Door and window finishes

1. Hollow metal door frames shall be painted PT-2 with semi-gloss sheen, unless noted otherwise.

2. New interior doors shall match existing color and type, unless noted otherwise.

3. Metal trim kits & door louvers at interior doors shall be painted to match door frame (paint grilles prior to installation).

4. Aluminum door and window frames shall be clear anodized aluminum, unless noted otherwise.

Miscellaneous finishes

1. Mechanical (including thermostats), electrical (including switch plates, outlets, and outlet covers) and fire alarm devices (including horns and strobes) shall be white in color unless noted otherwise.

2. Paintable caulking/sealants shall be installed at all interior walls to be painted.

3. Ceiling components above open cell grid shall be painted flat black.

4. Conduits & brackets shall be painted to match adjacent surface material.

Finish Material Notes

1. Record Documents of the existing building were provided by the Owner to assist in the preparation of the Construction Documents for this project. Since the Record Documents are based on information provided by others, the Architect shall have no responsibility for the accuracy of the information contained in such Record Documents.

2. Safeguards during construction shall be provided in accordance with Chapter 33 of the

2021 IBC.

Code Notes

1. Walls & partitions containing plumbing shall be insulated with acoustic insulation for a minimum of one framing cavity beyond the piping in each direction minimum.

2. Ceiling plenum spaces containing plumbing shall be provided with acoustic insulation for a minimum of 4' perpendicular to the installed plumbing.

3. Plumbing and Mechanical piping or ductwork shall not directly contact framing, gypsum board, conduit or structural elements.

4. The bare surface of pressure piping such as domestic water, hydronic or steam piping shall not be less than 1" from the surface of gypsum board.

5. Penetrations of acoustically treated walls & ceilings shall be sealed air-tight with non-hardening sealant. Pipe, duct & conduit penetrations shall be sealed with an acoustical sealant. Backer materials shall be provided as required. If the assembly is fire or smoke rated, the sealant shall be U.L. listed for the application. Wall and partition penetrations shall be held to a minimum quantity and size between critical spaces. Where penetrations are necessary, the penetrations should be made in a manner shown in the typical acoustic-rated wall/partition penetration details on sheet A0.1 . At a minimum all openings for through penetrations shall be oversized by 1" in all directions. Refer to specifications for additional requirements.

6. Sound isolating gypsum board partitions should be installed per ASTM E497, Standard Practice for Installing Sound-Isolating Gypsum Board Partitions, and ASTM C919, Standard Practice for Use of Sealants in Acoustical Applications.

7. Wall-mounted electrical, data or other boxes should be offset in plan by a minimum of 12" or one framing cavity to avoid noise transfer through back-to-back boxes. All penetrations in boxes shall be sealed air-tight with elastic sealant or fire-stop pads as required. Boxes shall be sealed to the face layer of gypsum board with sealant. Refer to typical acoustic-rated wall/partition penetration details on sheet A0.1 for additional information.

8. Refer to typical acoustic details on sheet A0.1 for additional information not specifically listed in these general acoustic guidelines.

9. All rotating equipment, such as air handling units, fans and pumps should be vibration isolated from teh building structure as specified in Chapter 48 of the ASHRAE Design Guidelines.

10. Spring isolation curbs shall be provided for all rooftop units, unless noted otherwise.

11. Spring isolation mounts shall be provided for all pumps, unless noted otherwise.

12. Spring isolation hangers shall be provided for all VAVs and FPBs, unless noted otherwise. Spring isolators shall typically be mounted nearer the structure versus the equipment that they are supporting and within 12" of a structural support, such as a beam wherever possible.

1. The Contractor shall provide Erosion Control Measures on site as noted on the Civil drawings.

1. The Contractor shall repair or replace any site features damaged during construction including, but not limited to the irrigation system, landscaping, sidewalks, concrete curbs and gutters, asphalt pavement, signage, and striping.

2. The Contractor shall replace all damaged asphalt pavement with new asphalt pavement to match the same depth as the existing that was disturbed.

3. The Contractor shall replace all damaged concrete pavement with new 4000 PSI concrete pavement to match existing depths and profiles.

4. The Contractor shall keep the parking lot, vehicular drive lanes, on-site sidewalks, and all other site access points clear of stored materials and construction debris at all times during construction in order to provide the Owner continued access to the site.

5. The Contractor shall coordinate and schedule all construction activities occurring on the site with the Owner to avoid disruption of the Owner's activities.

6. The Contractor shall coordinate and implement all safety measures requested and/or required by the local Fire Marshal, Health Department, Building Officials, and other authorities having jurisdiction on the project.

7. The existing utilities are to remain in service and protected against damage during demolition activities. The Contractor shall notify the Owner at least forty-eight hours in advance of any interruptions to utilities.

8. The Contractor shall not obstruct any accesses designated for emergency vehicles and shall provide temporary accesses as required.

9. The Contractor shall provide barricades, safety warning signs, fences, and other temporary items to maintain the safety of the construction site.

10. The Contractor shall comply with all ordinances affecting the project including but not limited to hours of work, safety, noise pollution, and dust mitigation.

11. The Contractor shall review the existing conditions and the Geotechnical Report prepared for the project. Failure to do so shall not eliminate the Contractor’s responsibility to perform the recommendations of the Geotechnical Report.

12. The Contractor shall maintain adequate drainage throughout the site during the construction of the project. The final grade shall be maintained in a condition that appropriately always drains.

13. The Contractor shall keep all adjacent streets and parking areas clear of mud and debris. The Contractor shall remove all mud and debris at the end of each day.

14. The Contractor shall provide control joints in concrete sidewalks at 5’-0” O.C. and expansion joints at 30’-0” O.C. (maximum), unless noted otherwise.

15. The Contractor shall be responsible for contacting all subsurface utility owners prior to beginning work to verify the location of existing underground utility lines before proceeding with any excavation work.

16. The Contractor shall review the Civil, Structural, Mechanical, Electrical, and all other related drawings and documents for additional requirements. No extras will be allowed for work shown in any part of these drawings or described in any part of the Project Manual.
