General Information
1.0 Background and Purpose
The Seward Ranger District Kenai Lake work center is under ongoing construction work that includes the removal of structures, due to materials and other condition, that have been used for storage and heated covered space. To offset the removal of these structures, additional storage and heated open space is needed. Permanent storage facilities are planned for future phases of overall construction on the KLWC campus.
Contractor Requirements
2.0 Salient Characteristics
Item 1 Base Building:
A. Structure – The building should be a tensioned membrane structure. The structure shape shall be a double arch style construction. Building ends shall have flat vertical faces. (Similar to Alaska Structures or Sprung)
B. Outer skin – The building should be water and weather tight fabric skin. Fabric shall be suitable for use in temperatures down to a minimum of -25 degrees Fahrenheit. Provide color options that will accommodate the temperature requirement and for the Government to select from.
C. Environmental loading - The structure and skin must be engineered and rated to withstand a minimum of 75 PSF ground snow load and a minimum wind speed of 116 MPH when properly secured to the ground. Rating and engineering calculations shall be provided.
D. Foundation anchoring – The building shall be supplied with anchoring systems for both prepared gravel surface and flat asphalt surface installation.
E. Exterior Dimensions – Width shall be approximately 40 ft. Length shall be approximately 60 ft.
Side walls shall be a minimum of 8 ft from prepared surface to curve of arch. Square footage shall be 2400 SF ± 100 SF.
F. Windows – Total QTY (4) - Two (2) windows shall be provided for each end of the structure.
Minimum window size per window is 6 SF. Windows shall have the ability to be opened and of a common size for the possibility of replacement glass.
G. Doors – Total QTY (2) – One (1) 36” wide man door shall be provided for each end. Doors shall be exterior grade and insulated.
H. The structure shall be delivered in a crate or container for protection from damage during shipping.

J. The product shall include a manufacturer warranty against manufacturing defects, workmanship, and materials for a minimum period of ten (10) years from Government acceptance of the structure.
K. Operation and maintenance manuals – Shall be delivered to the COR for any of the items ordered (structure, electrical components, and Heating components)
L. Installation – The Government will perform installation.

Optional Building Items:
2. Insulation - Provide insulation package for all building surfaces at an R value of R-30.
3. Roll-up door- Provide a 12’ x 12’ sectional garage door. Minimum R value of R-18.
4. Heating system – Propane fired heater(s) shall be provided. A single point connection to propane source (source provided by other) shall be included. BTU’s shall be recommended by the manufacturer based on Heating Degree Days for the supply location, building size, and insulation packages.
5. HVAC System – Provide a portable HVAC Environmental Control unit. Size (BTU/Tons) shall be recommended by the manufacturer based on Heating Degree Days for the supply location, building size, and insulation packages.
6. Electrical and Lighting – Provide a plug and play lighting and electrical power distribution and lighting system. Electrical power system shall at minimum include a service panel (to be connected to shore power 240V/60h), interior breaker panel, electrical outlets distributed along sides and end walls. Minimum Number of outlets to be 15. Lighting shall be a minimum of 100 lumens per square foot and a color temperature between 5000K and 7000K.
7. Additional Window Package – Provide opening windows on arched sides of building. On arched sides, one window shall be placed between each truss. Total number of windows shall be determined by the number of trusses.
8. Flooring – Vinyl Flooring – Provide a heavy-duty vinyl flooring system that attaches to sides and ends of the structure and is installed with an asphalt subfloor.
9. Flooring – Vinyl Flooring – Provide a heavy-duty vinyl flooring system that attaches to sides and ends of the structure. Include any subflooring system to be used on gravel surfaces.
10. Flooring – Provide a pressure treated wood panelized floor system. Floor system shall be insulated to a minimum of R20.
11. Flooring – Provide interlocking tile surfaces made rated for heavy vehicular traffic.
