Questions for RFQ 140F0120Q0181 Hart Mountain Quarters 1 & 2 Basement Drain

1. In SOW for quarters one 2.1.10, it states paint basement floor and walls with 2 coats of latex concrete floor paint. Could we get more specifics of this basement like a hand drawn floor plan with length, width, wall heights and possibly a couple of different view pictures (floor, walls) so we can accurately bid the work in this basement.

A1. Floor Plans are provided. The floor plans are not to scale.

2. In SOW for quarters two 2.2.11, it states paint basement floor and walls with 2 coats of latex concrete floor paint. Could we get more specifics of this basement like a hand drawn floor plan with length, width, wall heights and possibly a couple of different view pictures (floor, walls) so we can accurately bid the work in this basement.

A2. Floor Plans are provided. The floor plans are not to scale.

3. In SOW for quarters two 2.2.12, it states construct a metal cover over stair well entrance and does show a couple of pictures of the existing. We need more information for the stair well like size of opening to be covered (overall length and width), how many sections are needed in the well opening door for access and some more pictures of the stair well so we can accurately give a price on this section.

A3. 67 inches x 30 inches. The new exterior stairwell door can be one door cover, but needs to keep environmental elements (rain, debris) out of stairwell. It does not need to be insulated or provide security.

4. Is bag concrete mix acceptable for fixing the concrete floor in the basements?

A4. Yes

5. How thick is the concrete in the basements that will need to be cut, for work to be done?

A5.

6. I know these are historic quarters, are there any type of plans for the Quarters like, basement wall construction, existing plumbing and electrical?

A6. No.

7. In section 6.3 states may have bunkhouse space available, if there is not, are there any TRAILER spaces available on site?

A7. The only housing option is a trailer, it has three rooms and each room has a twin bunkbed so it can house 6 people. There is also one bathroom/shower room. The trailer includes a washer/dryer, kitchen with limited pots/pans/utensils, and a living room.

8. Is a porta potty required, per 6.2?

A8. No, but contractors will need to use the trailer bathroom for all of their needs. Restrooms in the quarters will not be available for the contractors.

9. According to 1 GENERAL-page 2- the last sentence in the paragraph states “It will also address other minor repairs in the basement of each quarters”. Are these described in the scope of work or are there other items to be done?

A9. No. Only repairs incidental to the items specified in the SOW.

10. According to 3.9A. What type of testing is required on this project?

A10. None. Only QA/QC

11. Could we get pictures and measurements of the existing sump pumps in the existing basements and how they are in conjunction to the exterior walls. This is so we can accurately design and bid the drainage system?

A11. Floor plan depicts general location in the basement.

Q1: sump pump by washer/dryer: 21 inches; sump pump by heating ducts: outer 22 inches and inner 18 inches; sump pump in empty room: 18 inches

12. Does the design for this project have to be stamped by a Oregon state Engineer?

A12. No

1. This project at 2. SCOPE Provide all planning, design, materials and labor… and references the Region 1, 7, and 8 Engineering Drawings and Computer Aided Drafting Standards Manual. What level of design is anticipated? Fully engineered and stamped CADD?

a. Designs are only what the contractor will need to complete the project. Design does not require to be fully engineered or stamped.

2. 3.10 COMMISSIONING & TRAINING at A. Provide industry-certified Commissioning Specialist(s)

(preferably firms recommended by the systems manufacturers) to oversee and/or perform system commissioning; to include start-up, adjustment, balancing, measurement and documentation that systems function within the manufacturer’s and designer’s prescribed operating parameters. What portion of this project needs to be commissioned?
