List of Work Prescott National Forest Service HVAC Preventive Maintenance

Note: this list is based on preventive maintenance service calls twice each year, at the beginning of heating season and beginning of cooling season.

Check combustion exhaust flue

Check and clean condenser unit, including fins

Check compressor, including mounting hardware

Check and clean exchangers

Check outside air flow; clean louvers and screens; check economizer operation if equipped

Check fan operation; clean blades if necessary

Check all electrical and gas connections are tight

Measure motor amperage and voltage on fans and compressors, record readings on service order

Check air flow in air handler unit

Check belts and pulleys, adjust as necessary

Check bearings; check bearing and shaft seals

Drain evaporative cooler and water supply line; winterize cooler unit
X

Replace or clean evaporative cooler pads

Check water level and float operation in evaporative cooler pans; adjust as necessary

X

Check operation of water pump and circulation system, adjust for even water distribution on cooler pads

X

Lubricate moving parts and motors, if recommended
X
X
Check safety controls for limit cutouts and proper operation
X
X
Check operation of user controls through complete heat, cool or exhaust cycle; adjust user controls for appropriate season if control does not perform automatic cutover between heating and cooling

Check air flow at supply registers

Check for air flow through exhaust system (exhaust fans)
