STATEMENT OF WORK:
(SOW)
SITE: PIT - ARSR
LOCATION: Oakdale, PA PROJECT: Fourth Floor Office Fit-Out (JCN: 1403288)
DESCRIPTION OF WORK:
1. GENERAL:
a. The following scope of work was generated based on current conditions relative to the findings and recommendations provided by the Jacobs Engineering report referenced in the NAP.
b. Demolition of the 4th floor south corner interior space had been performed as part of recent fire life safety updates whereby existing combustible wood framed walls were removed and new fire detection and alarm devices were brought into the south corner of the 4th floor. This space was originally occupied by an office, bathroom and conference/break room.
c. Items had remained that are to be demolished for the project including acoustical tiles adhered to the gypsum walls and column; surface mounted outlets, switch boxes and conduits; old lighting pendants; and a section of supply ductwork connected to the 5th floor air handler.
d. The updated area will include an office, unisex bathroom and conference/break room designed in compliance with current code. The new space will be integrated into the recently installed fire life safety system and will be ADA compliant.
e. The approved layout requires the relocation of the BUEC, which needs to be performed by site technicians.
f. This work will also include the replacement of a defunct electric water heater and the removal of an unused slop sink, both located on the 5th floor as part of the plumbing requirement for the project.
g. Construction will need to be coordinated with other work in the building, particularly the elevator upgrade project since the freight elevator is critical to this project.
2. DEFICIENCIES: Existing deficiencies relative to the project description are as follows:
a. HVAC:
• The existing ductwork alone in the south corner is not adequate to serve the new space.
This needs to be modified to provide proper air distribution, ventilation and temperature control for the project.
Page 1 of 5 Version 1.0, Dated 7-14-17
b. ARCHITECTURAL:
• Only the exterior furred gypsum walls (2 sides) are in place which will require the removal of glued acoustical tiles and resurfacing for reuse. New code compliant layout, interior walls, ceilings, lighting and floor finishes are required for the project.
c. ELECTRICAL:
• Existing remaining surface mounted outlets, switches and lighting pendants are not reusable for the project. New electrical circuits will be required for the project.
Security/voice/data connections will also be required.
• Existing building ground bus at interior corner of conference/break room shall remain exposed in place.
3. HVAC:
a. Remove section of supply duct over the fit-out area which extends from the 5th floor air handler, and connect a new length of duct for supply air toward the eastern corner of the equipment room.
b. Cut back existing newer supply duct extending from the 4th floor HVAC system and connect new supply duct to this system for supply air to the new area.
c. Install a new fan-powered VAV terminal with electric heating coil to control temperature in the new area. Thermostat will be located in the break room. Outside air ventilation provided from 4th floor HVAC system.
d. Combination fire-smoke dampers will be installed in ducts penetrating the full height fire rated walls at the perimeter of the office space. Return air will flow from the ceiling plenum through a transfer grille located above the suspended ceiling. F-S damper actuators will need to be connected to the existing fire alarm panel, addressed and programmed by the site’s current fire alarm contractor.
e. Toilet exhaust fan will be provided with ducted discharge through a new exterior wall penetration.
f. A 3.3 kW electric unit heater will be installed in the “former 5th floor bathroom” to provide freeze protection for the new and existing plumbing in this room.
4. PLUMBING:
a. New ADA wall mounted toilet and lavatory will be installed in the bathroom and new plumbing connected to the existing waste, vent and water risers. A new s/s ADA sink will be installed in the break room millwork countertop and plumbed-in.
b. Hot water will be provided from a new 19 gal electric water heater/tank located in the former bathroom on the 5th floor.
c. The existing unused slop sink outside the former bathroom on the 5th floor will be removed at this time to reduce the need to freeze protect its piping. The janitor’s sink in the 5th floor former bathroom is understood to be functional and will be used instead.
d. 14”x14” access panel will be provided between the toilet and lavatory for wet-wall access.
Water isolation valves will be made accessible.
5. ARCHITECTURAL:
Page 2 of 5 Version 1.0, Dated 7-14-17
a. Remove acoustical tiles and adhesive from the existing double layered gypsum wallboard (GWB) at the building SW and SE exterior walls within the area of work. Resurface all damaged GWB using new ½” GWB. Remove acoustical tiles and adhesive on column C-2 and paint the column.
b. Erect full height (16.5 ft.) fire rated GWB at the separation between the equipment room and the new build. Walls will be insulated t for sound attenuation purposes. Other interior walls will be 10 ft. height.
c. Fire rated metal doors will be installed in the fire rated walls.
d. Suspended ceiling will be 2’x 2’ acoustical tiles (with reveal edges). Ceiling heights will be determined.
e. Lighting will be recessed 2’x 2’ fixtures using CFL type lamps.
f. Three existing recently installed smoke detectors will be extended down to the new ceiling.
Existing fire alarm horn/strobe mounted on column C-2 may need to be relocated to coordinate with the new office perimeter wall interface.
g. Floor finishes will include carpet squares in the office and conference room and vinyl tiles for wet areas.
h. Vinyl or rubber wall cove base will be used throughout.
i. Heavy duty corner guards will be installed at perimeter wall corners.
j. Walls will be painted using eggshell finish.
k. Color selections will be by architect and coordinated with the site.

6. ELECTRICAL:
a. Remove old surface mounted receptacles, switches, light pendants, wiring and conduits.
b. Provide dedicated 208/3/60 circuit for fan-powered VAV terminal with electric heating coil
(FPVAV-1) from existing electrical panel “D” located on the 4th floor.
c. Provide 120 VAC power to new toilet exhaust fan (EF-1) from panel “D” located on the 4th floor.
