Labor Descriptions Project Manager
Minimum Years’ Experience: 10
Minimum Education: HSD
Responsibilities: The role of the Project Manager is to plan, execute, and finalize projects according to strict deadlines and within budget. This includes acquiring resources and coordinating the efforts of team members and third-party contractors or consultants in order to deliver projects according to plan. The Project Manager will also define the project's objectives and oversee quality control throughout its life cycle. Thus, this individual plans, directs, or coordinates the operations of all projects. Duties and responsibilities include formulating policies, managing daily operations, and planning the use of materials and human resources, but are too diverse and general in nature to be classified in anyone functional area of management or administration, such as personnel, purchasing, or administrative services.
Sr. Operations Research Analyst Minimum Years’ Experience: 5
Minimum Education: HSD Responsibilities: Offers expert analytical skills using an extensive range of systems. This includes statistical analysis, research, forecasting, to examine and interpret data. The Sr Operation
Research Analyst must also have skills and knowledge of appropriate software for heating, ventilation and energy conservation. This position has managerial duties and reports to the
Program Manager daily. They are also responsible for the overall studies/analyses conducted in relation to mission costs and overseeing the development, design, and implementation.
Supervisor
Minimum Years’ Experience: 7
Minimum Education: HSD
Responsibilities: Maintain appropriate documentation of maintenance schedules, equipment installations, structural repairs and work orders and other operating reports for each building or facility. In-depth and accurate project planning including: communication, time management, risk management, and budget/financial analysis. Manage relationships with government customer and operational personnel. Developing cost proposals in addition to realistic and accurate planning are the most critical responsibilities of this position. Troubleshoot and diagnose mechanical failures and work hand in hand with technicians to resolve problems. Achieve cost savings through maximizing utilization of suppliers, preferred vendors/contractors and identify additional efficiency opportunities, consistent with client goals. Assure timely and accurate delivery of financial reporting. Control project variables and scope changes with planning, leadership, communication, organization, improvisation, and time management skills. Perform quality control and safety inspections. Complete all assigned projects on time and on budget without exception. Inspect facilities and work; planning, programming and scheduling; repair and maintenance; quality control; preventative maintenance. Participate in client scheduled shut-downs (planning, scheduling, manpower, management, etc. Manage procedure development;
resource allocation; contract negotiations for change orders. Coordinate work priorities and monitor methods and procedures to improve cost-effectiveness and efficiency.
Cost Analyst
Minimum Education: HSD Responsibilities: This person must have strong background in cost accounting methods for boiler and chiller HVAC systems. Must have knowledge of plumbing and electrical maintenance. Works closely with the Sr Operations Research Analyst and customer to meet contract goals.
General Laborer**
Minimum Education: HSD
Responsibilities: Maintains grounds of industrial, commercial or public property such as buildings, camp and picnic grounds, parks, playgrounds, greenhouses, and athletic fields, and repairs structures and equipment, performing one or more of the following tasks: Cuts grass, using walking-type or riding mowers (less than 2000 lbs.). Trims hedges and edges around walks, flower beds, and wells, using hedge trimmers, clippers and edging tools. Prunes shrubs and trees to shape and improve growth, using shears and other hand-tools. Sprays lawn, shrubs, and trees, and shrubs. Waters lawn and shrubs during dry periods, using hose or activating sprinkler system. Picks up and mulches or carts away leaves, paper or other litter. Removes snow from walks, driveways, roads, or parking lots, using shovel and snow-blower. Spreads deicing compounds on walkways and other areas. Repairs and paints fences, gates, benches, tables, guardrails, and out buildings. Assists in repair of roads, walks, buildings, and mechanical equipment. Cleans stations, office and workshop areas, and parking lots by sweeping, washing, mopping and polishing.
Pressure Washer**
Minimum Years’ Experience: 3
Minimum Education: HSD
Responsibilities: Cleans and keeps in an orderly condition building areas, entryways, lobbies or other spaces. Duties involve a combination of the following: Sweeping, mopping, scrubbing, and pressure washing.
Cleaning lavatories, showers, and other bathroom fixtures. Reporting need for repairs to equipment, furniture, building and fixtures. Performing other duties such as snow removal, leaf raking, grass cutting, edging etc. as assigned.
Pipe Layer
Minimum Education: HSD
Responsibilities: Lay pipe for storm, sanitations, sprinkler systems, HVAC, and plumbing. Duties also include grade trenches, culverts, position pipe and seal joints. Must possess knowledge of plumbing in civil setting as well as residential. Must be able to read building plans or blue prints.
Understands the tools needed for performing work. Physical needs for this position include grasping pipe and handling tools, keep a steady hand and arm while moving, and able to communicate during active performance. There are other general labor and construction related duties for this position.
Mechanic
Minimum Education: HSD
Responsibilities: Must be able to identify mechanical problems. Be able to test parts and systems to ensure they are working properly. Repair or replace worn parts. Must be able to use diagnosis equipment. Install and repair air conditioners and parts, such as compressors, condensers, and controls. Light welding and electrical work as needed.
