36C25722Q0334 - ELP Fire Alarm Maintenance & Testing
1. Are you able to provide past inspection reports, or do you have a list of sprinkler risers, waterflow/tamper switches, pull stations, fire alarm panels, speaker/strobes, smoke detectors, etc.? No past inspection reports, we currently have 166 fire extinguishers on hand.
2. Who is the incumbent contractor for the sprinkler and fire alarm, and what was the monetary value for the 2021 fire and sprinkler contracts? No incumbent.
3. Are all fire alarm and fire sprinkler repair parts to be included in the monthly price? No.
4. When fire alarm components fail during inspection how will the repair be paid? Will contractors be able to bill separately for inspection, repair labor and parts? If not, how are contractors to estimate the cost of inspection repairs that are needed? Is there some historical information that can be provided? The contractor will need to submit a quote for the cost of equipment/labor needed to make repairs and will be given first look at it depending on the cost.
5. When fire alarm or fire sprinkler equipment fails during routine operation will the contractor be reimbursed for the response labor & parts? If not how would the contractor be able to estimate the amount of repairs that might be necessary? The contractor will need to submit a quote for the cost of equipment/labor needed to make repairs and will be given first look at it depending on the cost.
6. Is the contractor responsible for covering the cost of replacing damaged/failed Backflow Preventers, Control Valves, Control Panels, smoke detectors and other fire protection equipment? No.
7. Is the contractor responsible for performing 6yr and 12yr fire extinguisher service? Yes, but typically we’ll just the replace the unit at the twelve year point as the cost of performing the service is similar to purchasing new ones. How is this price to be reached unless you know sizes/types and due dates for the fire extinguishers? We keep an inventory of the fire extinguishers on hand (it varies annually due to changes in space, modernizations etc.). We currently have 166 fire extinguishers on hand.
8. Are the long term fire sprinklers inspections included in this bid package? No If so what is do and when? But, I’m planning a project to replace dry system heads (two systems).
9. Are the kitchen fire suppression tanks hydrostatic tests included in the monthly pricing? No, they’re due every 5 years. If so when are they due? Next due in three or four years.
10. Is the monthly fire extinguisher inspection to be completed by the contractor or VA Staff?
VA staff.
11. Is there a fire pump? What size? What type? One electric fire pump, Metron – Peerless Type 4AEF11G, 500 GPM.
12. Is the most current NFPA 25 & NFPA 72 to be followed for frequency of inspections? Yes, per VA Policy and Joint Commission, the VA is always inspected to the most current, printed version and all documentation must be submitted stating such.
13. Can audio/visual and door holders be tested during normal hours? No.
14. Can elevator recall and shunt trip be tested during normal hours? No.
15. Will HVAC Shop ensure the AHU's come back on after the AHU Shutdown test? Yes.
16. Will the VA provide an escort for testing Yes, always.
17. Are there any areas that need to be tes2ted after hours? Yes, all alarm systems as tested after hours or on weekends. Suppression systems can be tested during the day hours. If so can you please provide those areas? All areas.
18. Is there a current contract? No. Can you please provide current contract award info? N/A.
