THE STATEMENT OF WORK

STATEMENT OF WORK (SOW)
PIERRE OFFICE HVAC MODERNIZATION
1.0 SCOPE
1.1 OBJECTIVE
The objective of this contract is to acquire contractor services to provide a new Heating, Ventilation and Air Conditioning (HVAC) system, clean existing ducts, ceiling and other components, and replace ceiling tiles to improve thermal comfort and overall building air quality for the occupants.
1.2 BACKGROUND
In 2011, the old Pierre Field Office building was renovated in two phases. The heat pump from the old office was relocated and used for the new HVAC system.
The HVAC system in the Pierre Field Office is not providing the desired thermal comfort to building occupants. Currently, a single thermostat controls the entire HVAC system, leaving occupants with little control of their spaces.
As part of the new office construction, new ceiling tiles were installed. Due to a rodent infestation, the ceiling tiles and HVAC ducts are contaminated with biological waste.
1.3 EXISTING SYSTEM DESCRIPTION
• Ceiling tiles o The existing CertainTeed and USG ceiling tiles feature a non-directional fissure pattern and a trim edge.
• HVAC System o The existing HVAC system is a split system which consists of a York heat pump located outside on the north side of the building and a York air handler located in Room
106. The air handler contains an electric heating coil to provide supplemental heat.
o Piping containing R-410A refrigerant runs from the heat pump to the air handler.
o The air handling unit supplies air via ducts to ceiling mounted diffusers and grilles.
o Return air is routed through ceiling mounted grilles.
o Exhaust fans are located in the restrooms and Room 107.
o The system is controlled by a thermostat located in the corridor.
o Electrical
Branch circuits for the mechanical equipment originate from Panel MDP.
Panel MDP: 240V, 2 pole, 3 wire, 400A Feeder breakers in MDP:
• Furnace: 60A2P (positions 2-4, handle linkage installed)
• Furnace: 30A2P (positions 6-8, handle linkage installed)
• Mechanical panel: 20A1P (position 28)
• Air Conditioner: 50A2P (positions 29-31, handle linkage installed)
Spaces for additional breaker(s): Positions 39, 41, and 42
Pierre Field Office HVAC Modernization Solicitation No. 140R6019Q0049
• Fire System o The HVAC system is connected to the fire alarm system.
Siemens MSI-20B Fire Alarm Boxes Siemens FP-11 Fire Detector Siemens ZH-MC-R and ZR-MC-R horns and strobes
