Questions Regarding Site Visit for Wind Cave National Park Flooring Questions.
# Question Answer 1 How do we proceed in the quarters that have hardwood flooring under the carpet?
How do you want us to handle this flooring once the carpet has been removed?
Remove Carpet and tack strips. Install new planking over the original hardwood flooring. If hardwood is found under laminate or other flooring as it is removed, the original hardwood will not be removed, and the new planking will be installed over the hardwood.
Hardwood that has not been covered by other flooring will not be removed.
2 It was made clear to us at the site visit that all hardwood floors should be treated in a very historic manner preserving them?
This contract is not removing or treating any historic hardwood. Any currently exposed hardwood is to be left as is. Any covered hardwood will be recovered with new planking.
3 In all bathrooms who moves the toilets? The contractor is to remove and re-install the toilets
4 Will the houses be occupied during renovations?
Some may be. The Housing Manager will do their best to move occupants to unoccupied or finished houses.
5 Will all the furnishings and appliances be removed from the rooms?
No, the contractor is responsible for moving appliances and furnishings in the rooms
6 Who will be the local POC for the Park and the housing for this project?
Doug Crossen: Doug_Crossen@nps.gov or 605-745-
7 f this construction of this project going to happen during the off season, can one of the houses be rented to the contractor during this project?
Possibly, dependent upon availability
8 Due to the nature of long lead items on some materials; will there some leniency on construction scheduling
Yes
9 Is there any existing asbestos containing materials or lead based paint in this project?
Not to our knowledge.
10 Will indoor Restrooms be available for the contractor(s) and sub(s) personnel?
During construction of the upper housing units there are restroom available in the visitor center. For houses #40 & #41 there are multiple bathrooms in those buildings, or the contractor can use #40 while working on #41 and visa versa. The vault toilet in Loop B would be available for building 101.
We do request the contractor keep the restrooms clean, NPS will provide paper products.
11 Once the carpet and tack strip are removed will we be required to fill in all holes in the flooring?
No. Holes will be covered by the new planking
12 What is the finish condition of the wood flooring in the carpeted areas?
Unknown. The wood floors under the carpeted areas will not be refinished, just recovered with new planking.
13 Existing Trim (Due to the nature and age of the existing trim, can we leave the existing trim and install quarter round trim? This will prevent any possible damages to the walls, etc.)
Yes, do not remove the bottom (base) trim, install the planking up to the base boards and finish off with quarter round that matches or closely matches the base trim (can be stained to the proper color). Also use matching or stained transition strips as needed.
