STATEMENT OF WORK
Repair Vehicle Maintenance Building at Savannah National Wildlife Refuge
Hardeeville, South Carolina Jasper County
November 15, 2017
PART 1. GENERAL
1.1. The contractor shall supply all materials, labor, supplies and equipment to perform all operations required to complete the work in conformance with this statement of work to make all listed repairs to the Vehicle Maintenance Building at the Savannah National Wildlife Refuge in Hardeeville, South Carolina.
1.2. The site location is located about 12 miles north of downtown Savannah, Georgia.
1.3. The Vehicle Maintenance Building is a Butler PEMB constructed in the early 1980’s and was mainly used for vehicle and farm equipment maintenance. The building also has a small interior office suite with restrooms/shower. The building has a concealed fastener exterior wall panel, standing seam metal roof and a combination of sectional bay doors and pedestrian doors. The building is currently vacant and will remain vacant until work is complete.
1.4. A Pre-Proposal Meeting will be held at the project site at Savannah NWR. The time and date of this meeting will be mutually agreed upon by the Refuge representative, prospective contractors, Contracting Officer and USFWS Project Manager.
1.4.1. The purpose of the meeting will be to visit the site, review existing conditions, and discuss the performance requirements of the project. Contact the USFWS Project Manager to obtain best access to the Refuge or refer to Paragraph 1.2 for approx. location.

PART 2. DESCRIPTION OF WORK – BASE BID
2.1. Renovate Office Suite (Product Data Submittal for all items in this section):
2.1.1. Demo existing drywall, ceiling, flooring, lighting, restroom facilities and existing stair.
2.1.2. Provide and install new drywall and finish to level 4. Prime with (1) coat primer and (2) coats paint with satin sheen. All door and window trim to receive same treatment with satin sheen. Colors to be chosen by Government from manufacturer’s full range.
2.1.3. Prepare slab surfaces to smooth and even finish and provide and install new VCT flooring throughout office suite with 6” rubber base. Colors to be chosen by Government from manufacturer’s full range.
2.1.4. Provide and install new 2x2 tegular, non-sag ACT ceiling throughout all conditioned areas, minus restrooms. Finish ceiling height to be highest allowed given existing conditions and equipment. Restrooms/shower areas to receive 2x2 tegular, vinyl coated, moisture resistant ACT at maximum ceiling height.
2.1.5. Provide and install 2x2 LED recessed troffer lighting to achieve 50 foot candles at 32” above finish floor throughout.
2.2. Paint Exterior (Product Data Submittal for all items in this section):
2.2.1. Pressure wash and clean entire exterior of building to receive prep and paint.
2.2.2. Replace any damaged and/or rusted exterior panels with new panels to match existing. All new replacement panels shall be Butler.
2.2.3. Sand, prep, prime and paint all exterior surfaces + trim with high corrosion and rust resistant enamel with satin sheen. (1) coat primer and (2) coats paint. Colors to match existing new neighboring buildings.
2.3 Warehouse floor slab (Product Data Submittal for all items in this section):
2.3.1 Thoroughly clean and prepare existing warehouse slab floors per manufacturer’s guidance to receive epoxy floor coating
2.3.2 Provide and install epoxy floor coating system over warehouse bay floor slab.
2.4 Renovate Restrooms (Product Data Submittal for all items in this section):
2.4.1 Install new basin, vanity, toilet, shower and vent fan in restroom.
2.4.2 Vanity to receive plastic laminate counters and low use fixtures, toilet to be low flush type, shower to be fiberglass insert type and exhaust fan vented to exterior wall or match existing.
2.4.3 All stall partitions to be floor mounted, wall braced phenolic type with stainless hardware.

2.5 Stair system (Product Data Submittal for all items in this section):
2.5.1 Install new galvanized interior stair system with landing to the second level.
Location to be similar to existing. Stair and rail system shall meet all code requirements.
2.6 HVAC System (Product Data Submittal for all items in this section):
2.6.1 Install new HVAC system for interior office spaces and designated computer closet. Final installation shall be tested and balanced with verification reports.
2.6.2 Minimum efficiency rating of 16 SEER
2.7 Upgrade Electrical (Product Data Submittal for all items in this section):
2.7.1 Provide updated electrical system as required by code and future computer and data needs within office spaces.
2.7.2 Outlet/data locations TBD
2.8 I Beam and hoist system (Product Data Submittal for all items in this section):
2.8.1 Remove existing I Beam and hoist system within vehicle bay and exterior.
2.8.2 Rebuild and close wall opening at hoist and beam location and install matching metal siding on exterior.
2.9 Sectional Bay Doors (Product Data Submittal for all items in this section):
2.9.1 Remove sectional bay doors and replace with new insulated sectional bay doors of equal size, window openings and locations. New bay doors to have slab seal, weather flaps or brushes along perimeter to prevent pests and weather entry.
2.9.2 All new bay doors to be power operated with safety sensors and remote
2.10 Windows and Pedestrian Doors (Product Data Submittal for all items in this section):
2.10.1 Replace existing broken window in warehouse area with new 3’-0”x7’-0” fiberglass exterior door to provide access to boat ramp area.
2.10.2 Replace existing pedestrian door near office area with new 3’-0”x7’-0” fiberglass exterior door with half lite glass.
2.10.3 All exterior doors to have new stainless steel hardware, kick plates and lever type openers and locksets.

3.5 GENERAL NOTES
2.3. Maintenance building is located within an active USFWS complex. Care shall be taken to coordinate all construction activities with the Refuge personnel.
2.4. All construction debris and/or demolished materials will become the contractor’s property and shall be removed from the site and disposed of in a legal manner.
2.5. Maintenance building grounds shall be kept clean and organized throughout duration of construction. Daily trash pickup will be required as site will be continually in service.
