2.0 OBJECTIVE

The purpose of this project is to refurbish the existing kitchens and bathrooms in all five houses.

3.0 BACKGROUND AND EXISTING CONDITIONS

There are five (5) housing units on Fort Raleigh National Historic Site (FORA). The first house located at 1415 Pear Pad Rd is a two bedroom, two bathroom structure built in the 1990’s and is referred to as the A-Frame. The other four single floor ranch style houses (1441-1447) were constructed in circ. 1960’s with the original kitchens layouts and few updates including linoleum flooring and appliances.

The A-Frame includes existing linoleum flooring in fair condition. The linoleum flooring is located in the kitchen, hallways, front door entryway, closets, laundry room, and the two bathrooms, with a total area of approximately 873 sq ft. Appliances include refrigerator, dishwasher, range oven in the kitchen and clothes washer and dryer and water heater in the laundry room. The baseboards and door trim are natural wood in the kitchen, closets and Bathroom 1. Bathroom 2 includes accessible features and has painted wood baseboards. The living room and both bedrooms have carpeting. A rough sketch is included in Appendix A.

The other four houses located at 1441, 1443, 1445, and 1447 Pear Pad Road have nearly identical floor plans. The flooring is worn, beginning to split in several areas, but is adhered down to the subfloor and generally level. Cabinets, counter tops, sinks, plumbing, and appliances are made from wood, laminates, and stainless steel and are out of date, stained, scratched, and show signs of deterioration due to age. Appliances include refrigerator, stove / oven and stove vent, dishwasher. The flooring extends into the bathrooms. A laundry room/laundry closet connects to the kitchen and includes the same flooring as kitchens and bathrooms. The kitchens and laundry rooms have a floor area of approximately 149 sq ft. The two bathrooms have an area of 35.25 sq ft and 22.5 sq ft. Total linoleum flooring is approximately 210 sf. Ceilings and walls are drywall material painted a white color textured with popcorn finish. Lighting is surface mounted and HVAC vents are flush to the ceiling.

Baseboards surround the perimeter of the walls and include both stained wood and painted wood.

Electric, telephone, security wiring has been stapled to the baseboards on several of the homes.

See photos below for typical conditions. Several units include vents at floor level installed in the baseboards.
